What are smart growth principles for creating vibrant and sustainable communities in the core of Edmonton? There are many, but in my world, gentle infill in mature neighbourhoods is a key element of smart growth. Here’s why I think it’s so important: 1. Over the past few decades, we've seen how preserving the character of mature neighbourhoods while embracing sustainable growth can transform communities. Think Westmount and Highlands for example. 2. Gentle infill respects and blends new developments seamlessly with existing structures, protecting the unique identity that residents cherish. This approach maximizes urban space usage, reducing urban sprawl and safeguarding our natural landscapes. 3. It revitalizes underused spaces, enhances property values, supports local businesses, and creates diverse, multi-generational living environments. This approach helps transform neglected areas into thriving communities. I'm incredibly proud of our commitment to gentle infill at Energy Efficient Homes. PRESERVING TORONTO CULTURAL HISTORIC NEIGHBOURHOODS WITH LAND TRUSTS Design trends often reflect deeper societal shifts, and Toronto's unique neighborhoods are no exception. The city's rich tapestry of historic districts, shaped by waves of immigration, now face preservation challenges in our rapidly changing urban landscape. The concept of land trusts has roots in late 19th century Britain, where social reformer Octavia Hill and others established the National Trust to preserve places of historic interest and natural beauty. Beatrice Potter, the children's writer donated her assets to create the Land Trust around her farm in the Lake District. Today, grassroots initiatives like the Kensington Market Land Trust and Toronto Chinatown Land Trust are applying this approach to protect the cultural heritage and affordability of iconic Toronto neighbourhoods. These community-led efforts aim to preserve historic buildings and streetscapes, maintain affordable housing and commercial spaces, and protect the unique character. Just as our homes reflect our values and aspirations, our neighborhoods embody our collective history and identity. Preserving these cultural enclaves is about more than nostalgia – it's about maintaining the vibrant, multicultural fabric that makes Toronto special. The Kensington Land Trust represents a grassroots approach to neighbourhood preservation. These trusts are typically formed by local residents and stakeholders who are deeply invested in maintaining the unique character and affordability of their communities. Key Functions are: Property Acquisition: Land trusts often purchase properties within the neighbourhood to prevent them from being sold to developers who might alter the area's character. Affordable Housing: They work to maintain affordable housing options, ensuring long-term residents aren't priced out of their homes. Cultural Preservation: By protecting physical spaces, they help preserve the cultural fabric of the neighbourhood, including local businesses, artists, and community gathering spots. Heritage Conservation: They advocate for the preservation of historically significant buildings and streetscapes. Community Engagement: Land trusts often involve local residents in decision-making processes, fostering a strong sense of community ownership and engagement. This month, I made a conscience decision to buy a land trust bond, which could start from $500 and upwards with terms from 3 to 5 years. There isn't enough access to decent, affordable, suitable homes for everyone who needs them in the UK. That's because, for decades, we've failed to ensure that the right kinds of homes are created in the right places. So now we've got a complex problem to solve: and like most complex problems, there is more than one useful answer. One way of increasing the number of homes that people really need is to use existing empty spaces. At least 7,000 commercial and business premises across England, Scotland, and Wales, currently owned by Local Authorities, have been empty and vacant for over 12 months. It is estimated that these spaces have the potential to create over 19,500 residential units through the conversion of vacant office and retail space. That's over 19,500 new, decent, affordable homes for people that need a safe and secure place to live. The Sterling Heights City Council authorized the plan, which aims to continue momentum and growth.
