Here’s an example… 👉 Take Sky News, they recently reported that damp and mould issues occur in a third of UK homes, particularly in cities like Cardiff, Plymouth, and Manchester. This is a wake up call for the construction industry. I was invited to a GCAP summit, not so long ago and the MET office echoed the need for this in our builds with high importance and urgency.. I think this is bonkers, we have the solutions to these issues, yet why do we keep falling in the same traps? As an employee of SureCav, I'm naturally inclined to discuss how our products can help. Indeed, our cavity wall system does offer a robust defence against water ingress, especially in the wind-rain battered western regions. But this conversation is larger than just one product or company. This is about a collective movement towards better building practices. It's about embracing technologies and methods that not only comply with the UK's 0.18 U-value regulation but go beyond that to ensure the health and well-being of home occupants. Sure, SureCav plays a part in this – our system helps combat dampness by maintaining a clear cavity, enhancing insulation, and preventing moisture penetration. But the bigger picture is what's truly important. We need to shift our focus to building homes that are not just structurally sound but also healthy to live in. New research from Zehnder Group UK and the CIBSE Journal found that almost 20% of building service engineers are unfamiliar with the UK Building Regulations’ Approved Document O, which addresses overheating in buildings. "One of the biggest disruptions to the model is the broken planning system. Its unpredictability and glacial speed are causing havoc in the modular factories where product runs are constantly having to be revised." Same issue with traditional builds... Planning regulations.. Unless the core of the problem gets resolved it won't make any real difference to the status quo. Let's get in the weeds.. 1. 20 plus Consultant Reports have to be submitted with Zoning Amendments and Site Plan Approval BEFORE the Applications are deemed a 'Complete Application '. 2. The Reports are circulated among 30 different regulatory Agencies for comments. 3. Many of the Reports have to also be peer reviewed by independent consultants retained by the City and paid for by the Applicant. Get this... One of the Reports is often an Environmental Impact Study. It has to comment on a project's possible impact on breeding habitat. Example.. A fish spawns say 2 weeks in May but the Consultant is retained in June. That EIS Report can't be completed until after the next spawning period 1 year later. 😳 The above process plus the required public meetings (and NIMBY influence) are the real reason for years long delays with increasing construction costs and DC's etc. #developer #construction #planning #design #affordablehousing #affordablerentals #realestate #commercialrealestate #condos #realestateindustry #interestrates #loaninterest #inflation

A downtown office tower in Atlanta has gained national attention for the ambition to convert 44 stories of the 1966 building into affordable, mixed-income housing. This transformative project has much potential, but just as many challenges for the development team to overcome. Office-to-residential conversion projects often require an entire infrastructure overhaul, with a stark contrast in the needs of the two different building uses. Plumbing capacity, temperature control, window systems, ceiling heights, and parking requirements are all elements of conversion that must be considered.
