Multi-storey news- The province of #BritishColumbia has approved bylaws expanding how many homes can be built on previously single-family residential lots in an effort to increase density in residential neighbourhoods. The changes approved by council will affect 30,933 residential lots in Burnaby alone, representing 99.6 per cent of those lots, meaning almost all local lots will now be zoned for at least four units. #Planners have over 100 lot configurations and have shared the examples of height configurations for small-scale multi-unit multiplex housing in Burnaby. Following one of our longest planning journeys, we are delighted to have just secured planning permission for our site in East Street Epsom. Comprising a mix of 34 affordable and open market apartments and a residential roof extension to the adjacent building, the proposal adopts recognisable forms, materials and an architectural language that positively contributes to the ongoing development of East Street. 🚧 Gowanus Rezoning Construction Underway: #NYCHA Residents Anticipate Their Share of Redevelopment 🚧 As part of the Gowanus Rezoning plan, repairs for New York City Housing Authority (NYCHA)'s Gowanus Houses and Wyckoff Gardens are moving forward. NYCHA has selected the design-build team, Mega/Technico Joint Venture to carry out $216 million in repairs, including new windows, kitchens, and bathrooms, enhancing living conditions for over 3,700 tenants. This initiative is part of the Comprehensive Modernization Program, focusing on holistic rehabilitation without shifting properties to Section 8, ensuring funding stability. The involvement of residents, like Theresa Davis, Gowanus Houses Tenant Association President, highlights the importance of community engagement in the process. Valerie Bell, the tenant association president at Wyckoff Gardens said, "Whoever came up with the idea of forming Comp Mod came up with a brilliant idea. This is the most transparent I’ve ever seen NYCHA.” The construction, expected to begin in 2025, will require temporary relocations for some residents to ensure safety during lead paint removal and other renovations. Zero-carbon ready homes given the green light ✅ Persimmon Suffolk has received planning permission from East Suffolk Council for 305 new homes in Trelawny Place, #Felixstowe. This second phase of the development and will see the majority of new builds being zero-carbon ready homes. These new homes will further help East Suffolk Council to meet local housing needs by offering a combination of starter homes as well as larger family housing, with a mix of 1-5 bedroom homes available. 101 new homes will also be offered for affordable rent or shared ownership through a housing association partner. This phase at Trelawny Place will offer a blend of traditional and contemporary designs alongside extensive landscaping, public open space and new play facilities. As part of the development, over £2m will be invested towards highways improvements on local roads, public footpaths and local schools which will be of wider benefit to all residents leaving in Felixstowe. #PersimmonHomes #Newbuild #Development #sustainability #community

Town Center Zoning would enable modest, mixed-use apartment buildings in low-density commercial corridors. Many existing commercial corridors are intended to be zoned to allow low-density mixed-use buildings, but today’s restrictive zoning makes it nearly impossible to construct new ones that match those built before the current zoning regulations. Current height and floor area limits are lower than what is realistically necessary for mixed-use construction, and parking requirements are excessively high. As a result, many commercial corridors are left with underutilized single-story buildings. Reintroducing modest, mixed-use apartment buildings would bring back a classic New York City building form, ensuring that new buildings resemble those constructed before the current restrictive zoning code was enacted. With many underutilized commercial sites across the city, this proposal has the potential to add significant housing capacity, while also supporting local business districts. #cityofyes #developmentsites #developmentsiteadvisors #nyc #weknowzoning
