There is nothing insane about this project. I was Sales and Marketing Director of Kawana Estates and at the time it was the largest master-planned multipurpose real-estate project in one company's hands in Australia and second largest in the world. Kawana is all the land along the pacific ocean from Mooloolaba to Caloundra in Queensland. We had a small management team that planned everything from the site of the shops and schools to the surf club and the residential mix from suburb to waterfront. Luxury to retirement and so on. I traveled the world looking at what other countries were doing in this space so we had the right mix of dwelling and services that were convenient for all resident, retailers, services and so on. There are some things to be learnt that if they are done from the beginning will see a balanced and happy community with the right services rolling out so residents and retailers are enjoying the experience. There are a lot of massive strategical decisions to be made and so are the small tactical decisions. Strategic could be the whole layout style and road types combined with what underground services are needed to today and tomorrow. I remember a tactical decision I made with the designers of a retirement sector where I said we would not have ONE STEP on the whole site. That included outdoors and indoors. This one small decision saw sales go through the roof because older people had no fear of tripping and falling at a step. To my knowledge when I left the industry, many of these innovative tactics and plans went with me. We built whole streets with 8 different designs and 8 brick types and 5 different roof lines but all the houses were were within one square metre allowing prices to be the same. I will watch this with interest. I will be most interested to see how this progresses.

The number of private dwellings approved for building in July rose by 10.1% month-on-month, driven largely by approvals for apartments, according to the Australian Bureau of Statistics.   Between June and July, approvals for #houses in the private sector rose 0.6%. There was a sharp increase in approvals of #apartments. Private sector dwellings excluding houses rose 32.1%. This was particularly positive for high-density apartments. There were 2,504 approved in nine or more storey blocks in July, in original terms, compared to 533 in June.      “The strong improvement in the number of multi-unit approvals comes off the weakest month for multi-units in 12 years,” said Housing Industry Association economist Maurice Tapang. This improvement in dwelling approvals will be welcome news for buyers, who have struggled against slow supply in the market. “There is strong demand for homes and a low level of supply, as evidenced by low rental vacancy rates particularly outside of Australia’s southeastern capitals,” said Mr Tapang. This has affected both #propertyinvestors and owner-occupiers, as competition for available homes has put upward pressure on dwelling prices.
