These two questions might look the same, but they’re not. 1. “We know that working with separate leasing brokers, property managers, and maintenance teams can increase costs by 10-15% due to overlapping fees. How are you managing those added expenses?” 2. “Not sure about you, but we’re seeing that working with separate leasing brokers, property managers, and maintenance teams can increase costs by 10-15% due to overlapping fees. How does this compare to what you’ve experienced?” The difference? That little softening statement: “Not sure if.” It changes everything. Without it, you’re assuming they have the problem. If they don’t, the conversation might stop right there. With it, you’re leaving room for doubt. You’re saying, “This might not be you, but if it is, let’s talk.” Softening statements make your question feel less like a challenge and more like a conversation starter. In sales, a little humility goes a long way. Sometimes, all it takes is three words.

The buyer, a substantial player with over 200 locations across two countries, brought a level of thoroughness that required us to be at the top of our game. Working alongside them was an exceptional experience that underscored the importance of getting things right from the start. Key Takeaway? Preparation is everything. We had one shot to make an impression, and that impression needed to be seamless.
