Over the past few weeks I have provided advice and solutions to many clients who are coming to the end of a fixed rate deal and looking to remortgage at a time where there is so much noise, in the media, and misinformation, on social media, about the current and future state of interest rates. Some homeowners are super organised and are looking 6 months ahead to their renewal date, some homeowners have left it late and are panicking about their payments increasing in the next month or two, and some homeowners don’t even realise their rate has changed until their payments start to increase. The one thing they all have in common is a desire for expertise and transparent advice to get them the best possible deal! Understanding Asset Reserve Requirements for Your Mortgage ㅤ Beyond down payment and closing costs, mortgage lenders may request reserves, ensuring you have the capacity to meet future payments. Reserves are defined in terms of PITI (Principal, Interest, Taxes, and Insurance), covering 'X' months of mortgage payments plus mortgage insurance, where applicable. For owner-occupied homes, reserves typically range from two to six months of PITI. Second homes may require three to four months, while investment properties usually need six months or more. To get a 30-year insured amortization: At least one of the borrowers on the application must be a first-time homebuyer, meaning they meet one of the following criteria: The borrower has never purchased a home before; In the last 4 years, the borrower has not had a principal residence that either they or their current spouse or common-law partner owned; or, The borrower recently experienced the breakdown of a marriage or common-law partnership. The new home must not have been previously occupied for residential purposes. The mortgage must be high-ratio insured, ie. minimum 5% down with CMHC insurance. This measure applies only to mortgage insurance applications that lenders submit to mortgage insurers “on or after August 1, 2024.” Expect a premium surcharge of 20 basis points. The premium surcharge takes into consideration the capital impact of 30-year AM.
