I would add: "How sure are you that is at least as important as what's your best guess." This is too often forgotten when discussing real estate strategies. In real estate, people frequently talk about the sectors, geographies, and niches they think will outperform but rarely discuss the level of conviction they have in their views. Only with clarity on the conviction of your views can the implications for portfolio construction be understood. Thanks to Jonathan Bayfield for highlighting this excellent episode.
