Its 580 homes rounding error, just build them and if its affordable who pays the annual cost? How to fast track: simplify the approval process, get rid of 1940’s style zoning, don’t do a war time book of low rise house designs, remove sin tax on housing and just get the F out of the way. Calling all second home owners in #Cornwall. You are often accused for being the cause of the housing crisis in the peninsula county and whilst this is undoubtedly a contributing factor it is not the whole story. As ever in reality, the arguments are more nuanced. Rather than just shrugging off the challenge however, some second home owners have been brave enough to be part of the solution as well. This is one such opportunity. To date 250 people have invested in Mustard Seed Property. The average investment of local people is £2,000. The average investment of second home owners is £20,000. We need both. Together we can do amazing things, so far having raised over £1m. Everyone gets paid a modest return. 2005: Flipping homes to make some quick cash 2020: Raised $3 million in the 1st year to acquire properties Here’s the 1 simple piece of advice that helped me build a real estate empire: → You need to care more about people than money. From 2005 → 2020, I: - Spent 12 years in global health. - Was constantly travelling around the world. - And helping to create sustainable healthcare systems. And that taught me something that changed my later approach to real estate. → You have to put the customers before profits. So when we renovate, we’re not raising rent by $500 a month to line our pockets. Instead, we are: - Improving the community’s standard of living - Keeping homes as affordable as possible - Giving people a clean safe place to live Or in other words, focusing on keeping tenants happy. Because if you don’t, you’ll be throwing money down the drain and dealing with endless complaints. (And that’s the opposite of building an empire.) So if you want to build a real estate empire… → Put people before profits.

Alterra Property Group, raised nearly $1 billion for an IOS fund 🤯 🤯 🤯 Their previous fund closed at $524 million in 2022. Alterra currently owns 185 IOS properties across more than 30 states The fund's focus will be on acquiring properties outside city limits, specifically designed for trucks and storage. Despite the e-commerce boom subsiding, demand for IOS facilities remains strong due to their low capital expenditures and an attractive 8% rate of return. "It took many years of analysis, community collaboration, and research, but in 2019, they formed Invest Appalachia to launch a fund, which recently had its final close with $35.5 million in commitments. Its multiple goals: transforming the region by increasing racial and socioeconomic equity, building community wealth, local ownership, and quality jobs, and advancing climate resilience and long-term sustainability. “We were created to address gaps and barriers to investment in the region,” says Andrew Crosson, CEO of Invest Appalachia, which is based in Ashville, NC. “But it was important to take it slow and do it right." "The fund, which targets Appalachian counties across Kentucky, West Virginia, Virginia, Ohio, North Carolina, and Tennessee, focuses on a handful of areas: clean energy; community health; food and agriculture; and place-oriented development like downtown redevelopment and the reuse of historical and industrial buildings. Funding targets everything from working capital for private businesses to commercial real estate, health-care facilities, and solar projects. “These are all things that present an investment opportunity and drive inclusive development,” says Crosson. The secret sauce is a blended capital model that mixes loans with credit enhancements and other philanthropic money...
