Just because you're not seeing tangible results doesn't mean you're not progressing in the right direction. The law of the first deal states that your first deal will likely be the most challenging you'll do, however, each subsequent deal will be easier and come quicker than your first. My first offer to buy a large (92 units) Multifamily property was in the Spring of 2019, with me landing my first large scale 244 unit Multifamily deal in the Summer of 2021. The week that we closed this first deal we were awarded a 2nd deal that we ended up closing on just 3 months later. The work put in for two years, without any tangible results, laid the ground-work for my first break-through deal.
