Stepping back 10 years, the largest spec building in #RenoNevada ever developed at that time was 624,000 SF by Dermody Properties. Typically, anything larger would require a Build-to-Suit, taking 10-14 months. Northern Nevada emerged as the ideal West Coast location for a company, presenting the challenge of finding a quick solution north of 700,000 SF. As part of the Site Selection Team, we navigated these hurdles effectively, and a building was delivered in just 7 months, as pictured below with the help of Seefried Industrial Properties, Inc. and Alston Construction. Done Deal! 🤝 Valley Pallets and More, LLC has successfully leased the small warehouse space at 515 Business Park Lane, Allentown, PA. The new tenant will occupy the entire 6,000 SF facility for their pallet recycling and restoration services. Centrally located in the Lehigh Valley, this building offers convenient access to Route 22 and Airport Road. The lease negotiations were facilitated by Mike Adams and Sarah Finney Miller of NAI Summit, who represented the landlord, and Bob Dandi of ReMax Central, who represented the tenant. Remarkably, the space was on the market for just 90 days, reflecting the strong demand for small warehouse spaces. It’s funny how the final closed deal can be simultaneously the most satisfying yet anticlimactic part of the dealmaking process. We say it every time. You’ve worked for months, you’ve hit every high and low, dealt with whatever issues imaginable…it’s usually some sort of a roller coaster. By the time it closes, the works been done, the adrenaline has tapered, and you’re well into the “onto the next” mentality. You start to remember some of the key milestones of the deal, you’ve got a level of satisfaction…but for me, it just doesn’t hit the same as the day the final LOI has been accepted, or when the PSA is signed and going into DD. It doesn’t match the adrenaline going into an environmental call to hash out language to satisfy the outside consultants. Or the development call where the budget numbers hit and you start feeling like the project can move forward. Feels like there is an analogy for life in general in here like “Sometimes it's the journey that teaches you a lot about your destination”.
