This one thing will help you sell your home for more money ⬇️ 🤑 We all know that as a homeowner, the “we should really do this” list is never done. But before we put your home on the market, you should finish any ongoing home projects. This doesn’t mean that you need to replace the laundry room tile that you think is totally outdated or remodel the guest bathroom. But if you’ve started a project, you don’t want to leave it unfinished when your home is going up for sale. It will give prospective buyers the impression that you haven’t maintained your home well and they’ll be less inclined to make an offer, and if they do make an offer, it probably won’t be over asking. So make sure that if you’ve made any home improvements, you’ve tied up all loose ends, including patching up wall holes, touching up paint, and having floors or carpets deep cleaned after construction/renovation work. If you’re thinking about selling your home in 2024, now is the time to sit down and discuss strategies to help you stand out from the competition and get the best return on your investment. 🧐5 Simple Tips for First-Time Home Sellers 👉Focus on Minor Improvements If you don’t have the budget for major renovations, concentrate on more minor updates. A fresh coat of paint in light, neutral colors, replacing old faucets, updating cabinet hardware, and installing new light fixtures can leave a positive impression and increase interest in your home. Additionally, make sure to thoroughly clean your house before any potential buyers visit. 👉Consider the Smells in Your Home Ensure your home smells fresh and clean during viewings. Strong air fresheners or artificial scents can be off-putting to potential buyers. 👉Don’t Neglect Curb Appeal First impressions are everything! Buyers may form a negative opinion if the front or backyard looks unkempt or the house's exterior appears unattractive. Trim the lawn and bushes, remove weeds, and tidy up the yard. In winter, consider placing potted evergreens near the entrance; in summer, opt for colorful flowers. 👉Be Open to Negotiation Buyers may request that items like outdoor equipment be left behind after the sale. Don’t disregard these requests. Being flexible could result in an immediate offer. Similarly, try accommodating viewing requests, even if they fall outside your preferred hours, as most buyers may want to visit during evenings or weekends. 👉Set a Realistic Price Before listing your home, determine a fair market price. Understanding what your property is worth is crucial for a successful sale. I hope these five tips help you sell your property successfully, even if you don't use a real estate agent! #etobicokecondos #etobicokerealtor #etobicokeliving #marketnews #realestateToronto #mississaugarealtor #homeinmississauga #realtormissisauga #homesweethome #tobuyahome #torontorealestateagent #torontorealtorlife #fersttimehomebuyer #mimicorealtor #swansearealtor #portcreditrealtor

Avoid these mistakes 👇 Pricing Your Home Too High - homes initially priced too high often end up sitting on the market longer and selling for less than if the home was listed at the right price in the first place. Ignoring Important Repairs - make sure that systems like plumbing and HVAC are in working order as well as smaller repairs like broken locks, furniture, or fixtures. Botched DIY Renovations - while DIY renovations can save you money if done correctly, many well-intentioned DIY projects often backfire, resulting in permanent effects that can deter buyers and lower offers. Ignoring Curb Appeal - your home’s exterior has a major impact on its value. Ensure that the lawn is well maintained, the exterior paint is fresh, and the backyard is free of clutter. Converting Bedrooms - thinking of converting a bedroom? Keep in mind that decreasing the number of bedrooms below the neighbourhood norm can negatively impact your home’s value. Failing to Disclose Issues - concealing known issues with the home will not only decrease your home's value, but can also invite legal trouble. Transparency is key, it’s not worth it! Listing at the Wrong Time - while late spring is typically considered the best time to list, it’s essential to do market research before listing your home as different areas have their own market trends. Working With the Wrong Agent - hiring an experienced Realtor will pay off at every step of the home selling process, maximize your home price, and help you find qualified buyers more quickly. HERE'S THE PAINT COLOR YOU SHOULD CHOOSE IF PLANNING TO SELL YOUR HOME. Got dark, bright, or outdated paint colors? Consider repainting in light, neutral tones before listing your home. While some worry buyers might not like the new paint either, most prefer move-in-ready homes without immediate renovation needs. Opt for a light grayish shade—it’s on-trend, roomy, and appeals to the majority of buyers, helping you sell your home for top dollar. https://lnkd.in/dZ5PsQuT #homeseller #realestatetips #homeimprovement #realtoradvice #grandforksrealestate #grandforksrealtor #gfiscooler #realtor #grandforks #minnesota #midwest #northdakota #nd #northdakotalegendary #grandforksiscooler #grandforksnd #grandforksnorthdakota #eastgrandforks #northdakota #northdakotarealestate #minnesotarealestate

You asked, and here's the answer! 🌟 Many of you have been wondering: What's the difference between renovating a home before selling and selling it as is? Let's break it down so you can make the best decision for your situation! 🛠️✨ Renovating your home before selling often means you're looking to maximize your property's potential and, hopefully, the sale price. This could involve anything from a fresh coat of paint to a full kitchen remodel. The key here is to focus on updates that increase home value without overspending. Remember, not all renovations will yield a high return, so choose wisely! On the other hand, selling as is means you're putting the house on the market in its current condition without making any improvements. This option can be appealing if you're looking to sell quickly or don't want to deal with the hassle and expense of renovations. Buyers often expect a lower price, but this isn't always a downside. You might find a buyer who's looking for a fixer-upper or wants to customize their new home themselves. So, what's best for you? At Sitka Real Estate Solutions, we are committed to providing every homeowner with the opportunity to Maximize their sale, even if you don't think you have the time or the financial means to do so. We have a solution for every issue that may be stopping you 🏡💬 Thinking about selling and want to have a discussion how our team can help you Maximize your Sale? Reach out to us and lets have a chat. If you're thinking about remodeling your home 🏡 just to flip it, don't even bother doing the whole damn thing. Why waste time and money on a full-scale renovation if you're not sticking around to enjoy it? 🤷♂️ When it comes to increasing your home's value for sale, focus on the areas that will give you the biggest bang for your buck. And I'm talking making that curb appeal 💥 Two areas that are straight up game-changers? 🔑 The garage door and the front entry door. These are the first things potential buyers see, so you better believe they're judging your whole property based on these key elements. 👀 A sleek new garage door and an eye-catching front door will have buyers thinking "Now that's a home I can see myself living in." 😎 It's all about perception, people. 🧠 Killer curb appeal creates an amazing first impression that gets buyers hooked before they even step inside. An ugly exterior is an instant turn-off that could cost you bigtime. 💰 So quit messing around with partial renovatiobs UNLESS they're for yourself. Get laser-focused on upgrading those key entryways for maximum impact and ROI. #realestateagent #realestateagents #realestateagentlife #adayinthelifeofarealestateagent #adayinthelifeofarealtor #realestatetips #RealEstateAgentTips #RealEstateAgentsRock #realestateagentsonig #realestateagentswanted #realestateagenttraining #realestateagentmarketing #realestateagentonamission #realtor #realestate #rei #talktopaul #rehrealestate #realestateheaven #realestatetipsandadvice #realestate #realestateinvestment

Did you know a lot of sellers are sabotaging the sale of their home & they don’t even know it? Here are 3️⃣ things to do if you want to sabotage your home sale: 1. NOT STAGING & DECLUTTERING Let’s make sure buyers can see BEYOND your stuff, and while we’re at it lets make it appear to be as large as possible by removing the distracting items from the home (you’re only going to be moving them later on anyway!). By rearranging and changing out furniture that truly fits the rooms this can help have your interior look its best and allow for buyers who don’t have a vision be able to see how they can live within the space. A clean coat neutral paint ALWAYS helps too - not everyone wants a hot pink bedroom! 2. PRICING TOO HIGH. Of course you want top dollar & to sell in the first weekend. However, even in this market, when you’re priced too high, you sit on the market longer end up making more price cuts and make less money in the end from carrying costs from sitting and buyers thinking your house has something wrong with it - or that you are what was wrong with it for being too greedy. 3. NEGLECTING HOME REPAIRS. That discolored ceiling from an old leak or missing roof shingle might seem minor but not fixing them will lose you buyers. Make sure you take a look at what you’ve been ignoring and putting on the bottom of the to do list! If you don’t know where to start, conducting a pre-listing inspection is always a great place! Let me help you make the next steps in selling your home!
