What a transformation!!

Birdsmouth Design-Build specializes in high-performance building and design, creating zero-energy buildings that are healthier, more comfortable and resilient than the industry standard. Birdsmouth Design-Build needed to find a space in tight geographic parameters that aligned with the company’s mission and was conveniently located for employees and clients. The Covid pandemic created a lot of uncertainty in the office market along with a significant number of underperforming assets ripe for transformation, but not all existing assets are good candidates for repositioning. We asked ourselves how we can design the next generation of office buildings to be more flexible and adaptable to accommodate a variety of tenant types over the lifetime of the building, creating longer term value and, essentially, a perpetual asset. Here’s what Darrel, Duncan and I concluded:

The top floors of one of Atlanta’s most expensive office buildings are currently bare slabs of concrete surrounded by expansive windows. But soon the space will look more like a Las Vegas sportsbook, boasting high-top bars and TV screens aplenty for scores of employees for one of the country’s largest mobile sports companies. “Imagine you’re in Las Vegas and you see all those screens with games on them. We’re going to mirror that here,” Mike Ybarra, PrizePicks CEO, told The Atlanta Journal-Constitution about the design of the new office. The fast-growing tech business recently held a ceremonial ribbon-cutting for its expanded and relocated headquarters within the Star Metals high-rise in West Midtown, and the AJC gives you an inside look. Interesting WPA breakfast seminar yesterday regards the future of the West End. In particular Knight Frank's presentation regards office take up versus what is being delivered. Included some telling statistics that showed that office occupation is coming back to pre-pandemic levels (if not for every day of the week). McLaren Construction Group are delivering asset re-purposing schemes including one Department Store conversion. On that latter point, one speaker said the Oxford Street Department stores were "much loved", clearly not loved enough. There is a clear demand for more grade A office space in the West End, boosted with the impressive connectivity created by the Elizabeth Line. The struggle will be providing the right size of space and with planning requirements making new builds harder (but not impossible) this presents an interesting challenge for all involved in adapting London's buildings. Recent projects McLaren have delivered or are delivering such as 318 Oxford Street, 214 Oxford Street, Thirty High, The Hub Victoria, 10 Spring Gardens, all show how we are working with our clients to rework and adapt existing buildings to create Grade A offices. The West End needs more of these, but based on this report they need to be larger in scale.

It will be interesting to see how these conversions will shape our city in the next 3-5 years. Businesses downtown will no longer be limited by the hours of business, which could bring a strong nightlife to the city. How do you think our city will be different in 5 years??

Flashback Forty Years to 1985! Structural Buildings has come a long way since its humble beginnings, and it all started with our founder, Al Stewart. Al jumped into construction right out of high school. When the company he worked for began laying off coworkers, he made a bold decision—it was time to start his own business. In 1983, Al launched his first company, and by 1985, it evolved into Structural Buildings. Initially based in St. Augusta, MN, Al ran the business from an office and warehouse. To provide high-quality materials, he also founded Meta Wood, a lumberyard in St. Augusta. Recognizing an opportunity, Al moved the business to Becker, MN, a growing community. He transformed a closed-down bar/restaurant on First Street into his headquarters. Fun fact: the former owners of that restaurant later asked Al to build them a new establishment, which became The Refuge in Orrock. In Becker, Structural Buildings flourished. Even when a storm destroyed the roof of the headquarters, Al turned adversity into opportunity—he added a second level to the building, creating the iconic structure Becker residents know today. In the early years, Al focused primarily on farm buildings. As time went on, he expanded into residential construction and eventually took on commercial projects, including work on the now-massive Becker Furniture World. From farm buildings to large-scale commercial projects, we’re proud of the legacy that started 40 years ago.
