👀 Brookfield Asset Management is on the verge of securing its biggest U.S. industrial portfolio acquisition in more than five years, signing an $825 million deal for 83 properties across eight states. The purchase totaling 9.9 million square feet is backed by a $608.4 million commercial mortgage-backed securities loan to be co-originated by a group of financial heavyweights: Morgan Stanley Mortgage Capital, German American Capital, Bank of Montreal and Société Générale Financial. The loan closing is expected on July 11, a week before the purchase is to be completed.The deal by Brookfield reflects an overall positive outlook for the U.S. industrial sector even as it shows signs of a slowdown after robust growth during the pandemic. Warehouses and distribution centers are still experiencing high demand from retailers with an online presence seeking to fulfill faster delivery expectations, according to global full-service rating agency KBRA. DRA Advisors is the current owner of the portfolio, according to CoStar data. Representatives of Brookfield and DRA did not immediately respond to CoStar News' request to comment.The majority of the properties are located in Texas with 21, followed by Georgia with 18, Ohio with 16, Illinois with 12 and Indiana with two, including the largest: the 925,800-square-foot 800 Perry Road in Plainfield leased to Amazon. https://lnkd.in/gHk7F3pN
