An excellent insight here into the new draft NPPF. Have a read. I’ll be interested to see, amongst other matters, how Councils respond to the proposed deletion of the emphasis on local character considerations in favour of the drive to achieve higher build densities and to what extent they embrace this? One thing seems certain - the new Government are going to really challenge local authorities to deliver more housing to meet their ambitious housing targets and to do so from more potential sources. Interesting times ahead for those of us in the property industry.

Our response to the NPPF consultation focuses on how proposed changes need to incentivise local authorities to plan for the homes and infrastructure that the country needs. We warn that promoting growth through speculative development, including on grey belt sites, could have longer term detrimental impacts for our society and environment. Let’s support and encourage the right sort of growth that maximises benefits for local communities and follows a plan led approach. Local authorities need to be supported to progress robust local plans asap. #nppf #localplans
Major proposed revisions to the National Planning Policy Framework (#NPPF) and the planning system were published for consultation on 30th July. We are pleased to have submitted our response to the Government’s consultation on these proposed reforms, drawing on our extensive hands-on experience in supporting local authorities across the country. Whilst broadly supportive, our response highlights concerns that the proposed changes to the NPPF could inadvertently lead to far greater levels of speculative development outside of the ‘plan-led’ system. We also express our view that local authorities should be encouraged and incentivised to prioritise plan-making as a way of boosting the housing supply in sustainable locations through the plan-led system and reflect that, as drafted, the proposals appear to increase the ‘stick’ for local authorities that do not have an up-to-date plan in place and do not do enough to provide a ‘carrot’ to incentivise them. #Planning decisions are set to be fast-tracked in a sweeping overhaul of #localplanning committees, as part of new measures to tackle the #housingcrisis. The measures would see a #national scheme of #delegation introduced, the creation of streamlined #planningcommittees for #strategicdevelopment and mandatory training for #planning #committeemembers.
