Fire safety concepts for retail shops, restaurants and shopping malls need to consider a number of unique challenges: retail spaces include in addition to staff a large number of customers who are unfamiliar with the space, spaces may be large and include a variety of different fire risks and fire loads. Retail spaces also need to be designed with high degree of flexibility in an ever changing environment and allow for different possible future uses. The project includes modern infrastructure upgrades such as updated facades, inviting common areas with outdoor seating, enhanced landscaping, and the installation of electric vehicle (EV) charging stations. West Orange Plaza in West Orange, NJ: LMC has initiated a comprehensive redevelopment plan for this Whole Foods-anchored shopping center, which involves expanding the property from 296,500 to 311,500 square feet. A significant component of this project is the addition of a 211,500-square-foot Target store. The redevelopment also encompasses improvements to access and circulation, reconfigured parking facilities, upgraded landscaping, modernized lighting, incorporation of EV charging infrastructure, and the creation of additional retail spaces to attract new tenants and further enhance the center’s vibrant mix. These initiatives reflect LMC's commitment to transforming retail environments into vibrant destinations that cater to the evolving needs of today's consumers. An interesting phenomenon happening in many cities around the world. What do you think about this? 🧐 I think the solution obviously has to do with planning stuff and more dynamic and mixed uses, however, the quality of the design is 🔑 as well. The old looking retail stores from the 90’ don’t work anymore. They may be refurbished but it goes beyond that. The understanding of the urban character and its possibilities for change and the provision of design guides for new developments can contribute to this.
Leah Brooks and GSD's Rachel Meltzer argue for changes to our regulations of retail space in Slate: "Slow-to-change regulations hamstring cities, because they are out of sync with emerging work-life patterns and consumption technologies. But cities need commerce to thrive, and we can maintain the retail lifeblood of cities while also meeting other urban challenges. For example, 15-foot-high spaces, often required for the ground floors of new buildings, may no longer align with the smaller footprint that retailers now need if some or most of their business is online. City planners should concentrate retail near transit hubs and in mixed-use developments, rather than requiring inclusion in every new development. A zoning code that is more strategic and restrained in where it requires or allows retail would mean that every developer on the block would no longer default to ground-floor retail. These changes would yield fewer dark storefronts and more places for people to live." https://lnkd.in/gi2jrekk
