When I first started, we didn't host community events like bar crawls, and to be honest, everyone on my team thought we weren't missing out on anything. I often heard:
•"There's no money in those events."
•"It's more hassle than reward."
•"Why do it? We will be busy anyway."
Here's where it gets interesting: we own multiple venues in the same building, so our YoY data is fun to evaluate and see what works!

Attendees: anticipating 30, could be 20, might be 40!
Event requirements: the event will have speakers to start (so a private room might be useful), tea/coffees, space for people to network

Things Private Landlords and Property Owners Need to Know About the Party Wall etc. Act 1996
1. Understanding the Basics. The Party Wall etc. Act 1996 applies to properties in England and Wales and regulates construction work affecting shared walls, boundaries, and structures between neighbouring properties.
2. Notification Requirements : Property owners planning construction work, such as building extensions or carrying out structural alterations, must serve a formal notice to their neighbours under the Act.
3. Types of Notices: There are three types of notices: Party Structure Notice, Line of Junction Notice, and Notice of Adjacent Excavation. Understanding which notice is appropriate for your project is crucial.
4. Response Time: Neighbours have the option to consent or dissent to the proposed works. If they dissent, they can appoint a surveyor to safeguard their interests.
5. Appointment of Surveyors: Each party involved in the works can appoint their own surveyor, or they can agree on a single "agreed surveyor" to act impartially on behalf of all parties.
6. Surveyor's Role: Surveyors play a crucial role in resolving disputes between property owners. They assess the proposed works, ensure compliance with the Act, and prepare a Party Wall Agreement outlining the rights and responsibilities of each party.
7. Costs and Expenses: The party initiating the works is generally responsible for the surveyor's fees, unless otherwise agreed or specified in the Party Wall Agreement.
8. Access to Adjoining Properties: Property owners may need access to their neighbours property to carry out works or inspections. The Act provides provisions for reasonable access, subject to agreement or court order.
9. Dispute Resolution: In case of disputes, the Act provides mechanisms for resolution, including appointing an independent third surveyor to make a final decision.
10. Legal Obligations: It's crucial for private landlords and property owners to understand their legal obligations under the Party Wall etc. Act 1996 to avoid potential disputes, delays, and costly legal proceedings. Seeking professional advice from a surveyor or legal expert is advisable before undertaking any construction work covered by the Act.
