What’s wrong with our planning system?…… Here is a real world example - I got this letter at home from the City of Westminsters planning department asking me as a local resident for my views and comments on an application to remove a bank ATM and infil to match existing finishes. This insanity has to stop - it’s regulation and bureaucracy gone made. Even if they put out strong directives, many local councils will still not relent on the bureaucracy. We work mainly in 3 LA areas and the difference in them is staggering, the one that is most oppose to development demands way, way more information than any other LA and won't even accept applications without a level of information that's never asked for in other areas. Then, even if you do get planning, they will give you a huge list of pre-commencement conditions, even for things you detailed during the application. I hope I'm wrong, but I cant see much changing in the near future.

I had a project in a conservation area so local authority wanted to approve external finishes. We had taken down an existing building brick by brick - using the same slates, the same bricks and the same wall-hanging tiles to build the new structure. Local council still stated a lead-time of 8 weeks for approval. We advised the client to proceed with the build, and 8 weeks to the day the council emailed approval. By then we'd completed 80% of the build. Planning absolutely needs to change.

Yeah . I don’t think outside Westminster they consult local residents about filling in where a cash machine was . I think they only get down to that kind of detail in places where people who are far above using a cash machine live .

Not long ago we had to put a new application to the Council as the new extension has been built longer by 1cm ! Well spotted by a neighbour! 🤣🤣

Quick to ask us about the matters that mean nothing but quickly proceed with their own agenda otherwise. As I've typed this I realise it's aimed at The Conservative Party's last government. But the point stands 🤣

From my experience I'd say the biggest problems seem to be with some planners, bureaucracy and a complete lack of common sense.

Chris Gardner poignant but very real. The beurocracy is what needs to be dealt with first before anything. Common sense and the true needs of each borough is rarely brought into consideration.
