Is it time that we start thinking about PBSA lite? In the latest Housed episode, Sarah, Dan and Deenie discussed the key insights taken from the recent Howard Kennedy LLP event which they took part in earlier this month. My alerts come through late in the evening ready for me to post first thing if something is relevant. Property Week - £23/month - General property but good PBSA reporting. The PIE - FREE - International Education News with a focus on agents. React News - £6k/year for 3 licenses - Some PBSA and general property. Times Higher Education - £80/year - International education news. Global Student Living - FREE - Great weekly round up. Wonkhe - FREE - Insider viewpoint on higher education. ICEF - FREE - International education and agents in particular I steer as clear as possible as I can from X/Twitter as I've found that to be an absolute cesspit to be honest. 🚨 HEALTH WARNING🚨 What has shifted in PBSA this year? Which cities are struggling and will struggle next year? Is Clearing really relevant for PBSA anymore? How can you build a long term strategy? Where are the late international student bookings? Is this the era of affordability? How does PBSA deal with BTR? This is a bumper episode of Housed. Get in touch if you agree or disagree and to caveat - the fundamentals for PBSA remain strong in most locations and we've had a good few years haven't we? Maybe time to rein in pricing in some locations. This is the toughest clearing I can remember but let me be clear, if you've got your pricing right and your operator has been sweating your property throughout the year and most importantly has been transparent, then you will probably be fine by mid October but you can't just sit back and expect students to book and there are some universities that just haven't performed as hoped or who have held grade boundaries which only a few could have predicted. The most important elements of our operator oversight service at Student Housing Consultancy are transparency and communication. We aren't afraid to give bad news if it needs to be given and can drive performance. Some operators and investors are way ahead of their business plan after double digit rent increases post-COVID. They may need to recalibrate their pricing and the returns over the next couple of years with that bounce-back in UK HE waning. Have we also now priced students out of some cities?
