A lot of people have been hitting me asking me about my opinion on the rate cuts. While I am ready for lower rates to help get the Multi Family market out of gridlock, understand this... the FED cutting rates is not going to change the fact that there are TRILLIONS in maturing debt that investors are going to have to confront. ...its why I believe we are headed into the biggest opportunity of my career to buy real estate. The reality is that the FED simply can't drop rates fast enough to rescue all the inexperienced syndicators and overly optimistic institutions that took out short term debt between 2019 and 2022. Moments like these only come around once a decade or so.... As these loans come due, there will be a bloodbath... these deals will all be going back to the bank - leaving investors like me to scoop them up on sale. I predict this window will last 12-18 months before its over. You can always make money in real estate... but you make BIG money when you buy at the right time, and that time is now.

During a lecture, a student told me he’s pulling in $5 million a year but his fiancée is upset because he’s too busy. My advice? If she can’t support your success, she’s not the right fit. Focus on your business—if she’s not on board, she’s not worth your time. You’re building an empire; you’ll find someone who understands that.
