Another month coming to a close and another $23 million closed and scheduled across our fix and flips, ground ups, and DSCR loans. Everyone’s rates are competitive (nice to see 6.99 on long term investor debt), everyone has programs (our fund is doing short term rentals), but not everyone has expertise. I know we have that at Colosseum. I see it time and time again throughout our deals here. Whether it’s going the extra mile, having proper systems, giving roadmaps, finding pitfalls before they happen, or just good old over communication with our clients - we’re doing it. That’s why our investors use us again and again and that’s why we continue to grow. Cheers a good start to Q3.

Why Didn’t I Get My 8% Preferred Return in the First Quarter? A friend recently asked why his syndicator didn’t deliver the 8% preferred return as promised. Let me share a little secret: multifamily real estate is NOT a coupon business, especially not from day one. While it can turn into that over 6-9-12 months, it takes time to set up and operate the asset effectively. If it were a quick cash flow machine from day one, why would the seller be letting it go? At VisionRE, this is something we scrutinize closely when reviewing deals for LP's. If you’re getting the 8% return from day one, it’s often because the syndicators raised the money upfront to make that happen. And in my humble opinion, unless this is fully disclosed, it’s illegal. I once saw a great post that said, “Don’t celebrate at closing—wait a year.” The seller, who knows the property better than you do, isn’t selling it for no reason.

Today PREIshare bought our first fractional real estate deal. In other words, a passive investor in a syndication deal wanted to sell a portion of his ownership. He put his listing onto our Listing Hub for any accredited investor to view and make offers on. Our fund did our own analysis/due diligence and liked the deal. In the end, we met our yield requirements. The seller got a competitive offer and was able to close within a few days and now the Sponsor of the deal gets to show they really can offer liquidity to their investors if needed. It was a win-win-win situation. This is only the beginning of changing the industry and we're not going to slow down anytime soon
