ARTICLE: The defining factor of "industrial outdoor storage," as compared with traditional enclosed industrial, is that the primary value is derived from the open, horizontal outdoor space, rather than a vertical building. This is reflected in the way IOS properties are rented on a per acre basis as opposed to per square foot. Any enclosed spaces on an IOS property serve ancillary purposes, such as truck maintenance and repair, loading and unloading, or back-office needs, and typically make up less than 20 percent of the property.

New York are planing for future electric grid without any carbon emissions. Many office buildings have enough of available thermal heat inside the building. With heat pump they can move heat from the central part of the floor to the perimeter, to compensate for the thermal losses. Some floors have more heat than they need, they can share this with another floor that haven’t enough. So what we already know is; this old building can celebrate her 100 years birthday as a net zero carbon building. Not too bad for a 100 years old building.
