Yesterday GreenGen CEO, Brad Dockser, took part in the #Decarbonization and #Resilience Forum at the 2024 ULI Asia Pacific Summit in Tokyo! We have recently sold the last remaining asset, a logistics property in Hyvinkää, Finland, on behalf of our Nordic Logistics Club Deal fund. With this successful divestment in accordance with the business plan, we have achieved an IRR of over 12% at fund level, significantly exceeding the target of 8%. 📦 The sale in Finland followed the successful implementation of asset management measures to further upgrade the logistics property. The building was expanded by around 11,000 square meters of lettable area, which involved merging two plots, moving an access road and making changes to the infrastructure. 🌱 With at least 18 e-charging stations, additional solar panels and so-called rain gardens, the sustainability features of the property were also further optimised. 🏆 The asset just received BREEAM Excellent certifications in both BREEAM New Construction and BREEAM In-Use. Peter Broström, Head of Nordics at Savills IM, says: “The Nordic Logistics Club Deal was designed for a term of ten years. The fund strategy worked out very well - with an average distribution of over 6.5% p.a. and an IRR of over 12%, as a result of dedicated asset management work such as renewal of leases, building extensions, ESG upgrades and building retrofits. We manage real estate worth around 1.5 billion euros in the Nordics in various funds and mandates. Frasers Property Limited announced plans to refocus on capital recycling and expand its development exposure following an 81.8% drop in net profit for the first half of the financial year. CEO Panote Sirivadhanabhakdi attributed the decline to ongoing market challenges and emphasized the need for resilience. The company aims to unlock value consistently, increase development exposure in the medium to long term, and strengthen income streams. Recent capital recycling transactions, including the sale of the Capri by Fraser hotel in Changi City, align with this strategy. Despite revenue falling 20.4% to S$1.5 billion, Frasers Property remains confident in the Singapore residential market and is actively pursuing opportunities in Thailand, including the development of One Bangkok. The company is diversifying funding sources and plans to increase its development exposure in residential and non-residential segments. Overall, Frasers Property is focused on driving returns across property cycles and strengthening its position amid external challenges. Su Lin Soon, CEO of Frasers Property Singapore, expressed confidence in the Singapore residential market despite cautious sentiment due to inflationary pressures. She noted the resilience of prices in the market. Hua Tiong Lim, CEO of Emerging Markets, Asia, announced that the first two shopping malls are expected to open by the end of 2024, with about 60% pre-leased.
