The Kendall County Main Street Campus expansion project, which spans multiple phases, enhances the overall function and aesthetics of the campus while providing improved services and accessibility to residents. The completion of the new office building in Phase 1, set for June of this year for the 2024 elections, will cater to county elections, county clerk, and county recorder services.   Phase 2 will include the renovation of the current 20,000 SF county office building, site improvements, the creation of a welcoming main entry lobby and stair addition on the north, employee entrance and stair addition on the south, and improved security measures. This thoughtful design approach streamlines access and navigation for visitors and creates a cohesive and organized campus layout, ultimately providing a safer and more efficient space for all. The decision to have a 3-story open space as the new main entry addition is strategic in creating a welcoming and easily navigable environment for public accessibility. Do you know what Sidewalk Sheds are? Well, you might be seeing less of them soon! New York City Mayor Eric Adams and New York City Department of Buildings (DOB) Commissioner Jimmy Oddo today unveiled “Get Sheds Down,” a sweeping overhaul of rules governing sidewalk construction sheds and scaffolding that will remove these eyesores from city streets more quickly while redesigning and reimagining those that are needed. These sheds, sometimes called scaffolding, can blight public spaces and foster illegal activity. The “Get Sheds Down” plan will improve public safety and quality of life by removing them more quickly and replacing them, where possible, with more aesthetic or less intrusive alternatives, like safety netting, that keep New Yorkers safe without creating blight in public space. For decades, the rules governing construction sheds have incentivized property owners to leave them up for long periods instead of completing critical façade work which is often the reason the shed is up in the first place. As a result, New Yorkers are stuck with approximately 9,000 active, permitted construction sheds with an average age of nearly 500 days and spanning more than 2 million linear feet, or nearly 400 miles, about 3 percent of the city’s sidewalk space. Mayor Adams’ “Get Sheds Down” plan will change that paradigm — incentivizing property owners to expedite façade repairs and remove sheds with expired permits from public sidewalks. At the same time, recognizing the important safety function sheds can play when a building has an unsafe façade, “Get Sheds Down” will make traditional sheds more visually appealing when necessary and, where possible, replace them with effective but less intrusive alternatives. “We have nearly 400 miles of scaffolding in New York City, taking up public space that belongs to New Yorkers and the millions who visit our city every year. Imagine visiting Rome, Tokyo, or Rio and seeing scaffolding everywhere. New Yorkers wouldn’t be happy with these unsightly constructions in other cities, and we shouldn’t be ok with them here at home. For too long, bureaucratic rules have stood in the way of progress, but today, we are turning the page and overhauling these rules from the ground up with our ‘Get Sheds Down’ plan,” said Mayor Adams. “This plan will flip the script so that property owners are incentivized to complete safety work and remove sheds instead of leaving up these eyesores year after year. Designing for Fire People gather at sunset at this lookout point on Mount Tamborine in Queensland. The land to the West looks lush after a wet summer. I remember the farms and forests beyond being parched brown to the horizon, beyond the cliff up which fire can shoot right to the lookout. Australia has a very good fire alert system but some of the best design advice now comes from California, a state that has suffered many catastrophic fires over the last decade. A building will catch fire as a result of radiant heat from an inferno, from adjacent flames igniting it, or for most homes, fires are caused by embers traveling a good distance and landing on a roof or other flammable part of a house like a wooden deck or fence, etc.    Robin Mitchel of the Lawrence Berkeley Laboratory told me that there are a lot of "Fire Safe Councils" forming in California. A lot of them focus on vegetation management, but increasingly they are advising hardening homes in order to be able to withstand a fire. Second-Fix Progress: Plumbing and electrics are both 80% complete, moving us closer to finalization. Painting and Finishing: 85% completion, including meticulous work on skirting boards, doors, and architraves. 🔼 Second Floor Developments: Main Bedroom: The first fix for electrics and plumbing is now complete, setting the stage for the next steps. Second Fix: Currently, 80% done, with a keen focus on both functionality and aesthetic appeal. If you’re frustrated at the high cost of building in the US, don’t miss this piece in today’s NY Times. But pause to consider what author Ezra Klein stops short of saying. In the second half of the narrative, the President of Volumetric Building Company (the country’s largest modular building maker) proposes to supply an offsite (modular) toilet building for $200k (instead of $1.7M). It’s a critique of the regulatory pressures that are driving up construction costs across the nation — but also a jarring juxtaposition. Not that this piece is about a toilet — which usually is the most technically complex (and thus expensive) part of a home. It involves the coordination of almost every trade! Plumbing, electric, air-handling, Sheetrock, tile… this list goes on. Elegantly, and almost without note, today’s story shows how — if we productize these technically elaborate parts — we can build at higher quality and dramatically lower costs. It also means we can focus on the unique conditions of a home in its community (the important parts that make buildings into architecture) and not waste time on the repeating elements that everyone treats as a commodity-level service. This is a story about regulation and construction. But it’s also a huge clue about how addressing the affordable housing crisis needs us to solve why Modular is struggling in America, and how we need to adjust the regulations preventing larger-scale adoption.
