With its prominent location in Cathedral Square, Tūranga was always going to be an important building for the city. Following the earthquakes in 2011, the Christchurch City Council undertook an extensive programme to ensure the rebuild was future-proofed, gleaning inspiration from local residents and knowledge from international experts. Looking at the award-winning finished product it is easy to gloss over the innovation and depth of experience that were key to making it happen. We think the lessons from creating this building are important to share to help future projects. There are 3 key lessons from this build that we think will have value for future projects: 1. Embed build methodology and cost management expertise into the design process to avoid value engineering exercises at the end of design. 2. Professionals with builder’s experience have valuable knowledge and can own key solutions for defined building elements. In this project, we proposed a different seismic system than was originally designed. This deployed system went on to win an international award. 3. Be open to innovation in construction. We recommended the use of the first 3-story precast panels in NZ on this construction which meant savings on temporary works. Their use is now commonplace in New Zealand.
