Creating quality infill housing at Blue Lion Building often means laying out multiplex units that feel house-like. I've talked about this with anyone that will listen for 10+ years and encountered a lot of scepticism (because of efficiency ratios) along the way. I think the proof is in the happiness of the occupants, the beauty of the interiors, the consistent absorption of these units as primary residences, the long term stability of our units in the resale market, and also the returns for investors. More expansively, this kind of thinking highlights our company wide commitment to architectural solutions for social and economic issues. Zooming back to this Ossington built, I walked through a 4 year old Triplex to explain our approach in detail. Quickly creating needed living space in cities 🏘️ 🌲Creating affordable housing with a high quality of life quickly is one of the most pressing issues facing cities today. As climate change increases the demands on the sustainability of building materials, timber construction can provide important urban planning impulses for the urban construction of the future (https://lnkd.in/dv3VXx4U) and play an increasingly important role - also for subsidized housing construction on a large scale. On the one hand, climate targets can be achieved more quickly with timber buildings, and on the other hand, multi-storey residential buildings can be realized quickly, economically and precisely using timber or hybrid construction methods, while at the same time offering a high degree of architectural design freedom. 🏘️A good example of this is the construction of 640 new apartments on an 8.4-hectare site in Munich-Feldmoching. We are constructing two so-called cluster courtyards for a total of 162 apartments in eight buildings on two construction sites. Thanks to our high degree of prefabrication for building shells, our on-site assembly is very fast and largely independent of the weather, so that the interior work can follow seamlessly. In this way, we support the Münchner Wohnen in the rapid construction of affordable living space in Munich and bring the renewable raw material wood into the cities. 🏗️ Currently under construction is block 4c, which consists of a wooden supporting structure and building envelope. Last week, we concreted the timber-concrete ceilings. We have already finished assembling the building envelope on the point house 4d in hybrid construction. Building structures like homes out of shipping containers provides for a unique look and design options but perhaps not as green in some cases with the interesting points this article covers. It would be interesting to see initial build costs, utility usage, maintenance costs and resale values compared to a traditional home construction. The history of the skyscraper is an ever-evolving testament to architectural innovation and urban evolution. Emerging in the late 19th century, skyscrapers revolutionised city landscapes, driven by advancements in engineering, materials, and a need for efficient land use. The Home Insurance Building in Chicago, completed in 1885, is often considered the first skyscraper. It featured a new wave of construction innovation -- a steel frame, allowing for unprecedented height and stability. Architects like Louis Sullivan and Daniel Burnham pioneered this new vertical architecture. Sullivan's designs emphasised form following function, integrating ornamentation with a celebration of structure, while Burnham’s planning of cities like Chicago laid the groundwork for modern skylines. The early 20th century saw rapid advancements, with New York’s skyline dominated by the Woolworth and Chrysler buildings. The Empire State Building, completed in 1931, held the title of the world’s tallest building for 40 years and still stands as a symbol of human ambition and the technological advances of its time. In Australia, skyscraper development began in the mid-20th century, with the construction of the 25-story AMP Building in Sydney in 1962 marking the start of our high-rise boom. This era shifted towards modernism and urban consolidation, reflecting global trends elsewhere. Now, it seems to be a race to the top. With technology leading the way, developers keep going higher and higher with their skyscraper ambitions.
