In Architecture, the new catchphrase is "Social Responsibility." Architectural practices now focus on creating a "sense of place" where humans can interact, fostering community bonds, and promoting social cohesion. In all my previous major urban projects as a proven "Placemaker", I have prioritized "inclusiveness" and understanding human needs, setting aside 30% to 50% for affordable housing on vacant land won at either State or Local Government tenders with no mandatory requirements just through my initiative and "sense of social responsibility" leading to above-average capital growth. Australia faces a significant shortfall in affordable housing and social dwellings, requiring fast-track solutions due to inefficiencies in slow, inefficient, traditional construction methods. The new challenge for architects is to offer a sustainable carbon-free future in construction platforms utilizing renewable plantation forest trees in cross-laminated timber construction with great design, detailing, and finishes, minimising expensive building materials waste that goes to landfills, which is unsustainable. Respect for historical overlays in urban renewal projects is a crucial element of social responsibility, avoiding the alienation of existing communities and alienating the existing community who are potential buyers. In Australia, there are over 3 million "Baby Boomers", most seeking downsizing options; creating walkable urban villages is essential for fostering community bonds and inclusivity where its residents look out for each other.
