🏢 Beaulieu: Harmony between Demolition and Conservation   Atenor and AG Real Estate in collaboration with the BMA are delighted to present a real estate initiative designed by a2o, VELD and Kollektif Landscape for their project Beaulieu. This challenging development for residential housing balances demolition and preservation. 💡 The southern bays of the building retain the original architectural elements, while the northern bays benefit from new openings and volumes. The atrium is transformed into an interior street. Vis-à-vis between dwellings is avoided thanks to an ingenious double orientation.   💡The residential typologies are diversified, with adaptable programming for flats, offices, and co-living spaces.   💡The building's post-modern architecture has been reinterpreted with brick accents, giving it an attractive residential character. A large bicycle storage area on the ground floor provides easy access to the future urban boulevard.   This development is highly praised for its coherent integration of constraints and its adaptive reuse approach. Finding land for new developments has always been challenging…sometimes commercial property owners are unaware of the development potential for upward extensions. They can be challenging but they often make effective use of existing buildings and land and often create a sustainable form of development with little to no impact on green space. When designed correctly, considering all the constraints, they can bring huge development potential in highly sustainable town and city centre locations. Cannon Clarke Architects assisted a private developer in creating 6 residential flats above a mixed-use setting of ground-floor commercial and first-floor residential which was approved by North Norfolk District Council today. The design retains the mixed-use heritage of the site, complementing the original 1970s architecture, which features a pedestrianised public courtyard and a blend of residential and commercial uses. The new upward development proposal will be clad with vertical architectural boarding with an overall framing of render. The existing brick parapet will be raised to ensure the set-back roof top mass is in proportion to the host building and metal balustrading will form in-board Juliet balconies for the living room areas. The design ensures that no significant overlooking onto neighbouring properties will occur further than at present with the existing first-floor accommodation. When viewing the increased mass of the second-floor extension from street level it is only the roofscapes of the adjacent precinct buildings that are partially obscured. The proposed form being of no greater height than the existing roof crown. Dickson Architects were appointed by a private client to design a new housing scheme for an infill site, currently occupied by single storey garages. The development follows the theme of a patio house, laid out along a new private cobbled street. Each property will benefit from private external amenity space on all floor levels, with shared common parts to encourage social interaction, to a level as desired, with neighbours. In response to site constraints, urban mass and to protect private amenity of existing and proposed houses alike, a single storey courtyard house completes the mews. The scheme will provide six high quality homes in the Borough of Waltham Forest. Southwark Council has given the go ahead for the redevelopment of a former gasworks site on Salter Road, Rotherhithe. We have designed 151 new homes which includes a significant amount of public realm including a new central garden and play area designed by HTA Design LLP. The scheme provides a mix of terraced houses and robust apartment blocks, that respond to the low-rise suburban character of the area while delivering much needed new homes for Southwark. "The buildings and the public spaces work together to form a coherent new neighbourhood with a strong sense of identity. The architecture of both the townhouses and the apartment blocks take their cues from the former terraces of dock worker’s cottages and larger Victorian warehouses that used to populate the area, while remaining true to the time in which they are being built.'" Project Spotlight: Via Verde, Bronx, NYC (2012) One of our first major projects in New York City, Via Verde, remains a milestone in sustainable urban housing. Completed in 2012 in the Bronx, this LEED Gold-certified development was designed by Dattner Architects and Grimshaw, with landscape architecture by Lee Weintraub. Black Locust Lumber supplied handrails and site furnishings, contributing to the project’s commitment to sustainability and functionality. Built by Lettire Construction, Via Verde has earned numerous prestigious awards, including: 🌿AIA Housing Award 🌿AIA HUD Secretary’s Award 🌿AIA NY Andrew J.
