While the journey with RiverSouth is not over, this occupancy threshold is something we’ve been working tirelessly towards since signing Baker Botts as the anchor (tenant) and subsequently breaking ground back in early in 2019. On a personal level, this project has captured some of the most volatile times one can experience in the property and markets – and provided some exceptional lessons learned in the early innings of my career. I typically think about commercial in three markets: labor, property, and capital markets – all of which had major fluctuations during since breaking ground in 2019. From a demand standpoint, we built into a market that had rarely (only four times in last 10yr) seen new construction leases exceed 50,000 square feet. An environment that predated the $900psf trades and 5caps. And within the labor markets an employment force where new entrants (Thx to Elon's call for the ATX Boom) in professional services and finance were just beginning to round out our tech heavy tenant demography. We caught all the side effects of the Covid slowdown, Fed decisions and structural changes to how occupiers were selecting and planning their offices. Quite a lot of change from putting a shovel in ground…However, our teams have handled these unique situations with creativity, trust and resiliency. My personal mission is to make the construction industry a better place for all people. In 2014, I started interning for a large, national GC building big projects. Ultimately, I decided I wanted to go somewhere I could make an impact more immediately. So, in 2016, I graduated from the University of Maryland and accepted an offer to be a Project Manager/Estimator with a specialty trade contractor in Baltimore. I ran projects, estimated, talked with guys in the shop and the field, ran around to jobs all over Maryland, DC, and Virginia, and eventually was fortunate to be promoted to Vice President of Preconstruction & Sales at 28 years old. I was responsible for getting work. And I loved it! But something was missing for me. Then, in 2023, I finally figured it out. I wanted to chase my passions more directly, so I made the decision to shift my focus from working “in” the construction industry as a sub, to working “on” the construction industry as a consultant helping Contractors all over the country. It was the best decision I’ve made so far in my career because it’s allowed me to live my personal mission of making the construction industry a better place for all people. I think a lot about what we need to do to accomplish that mission, and ultimately I think it comes down to doing 3 things: 1. Dropping outdated beliefs that are hurting the industry 2. Listening more 3. Fighting less If we can do that, I see us slowly changing this industry for the better and positively impacting those in it. I see us waking up and loving what we do every day. I see more people championing work/life balance and thinking long-term about their health. I see more people joining the industry because they believes it's a viable place for a career.
