This project involved the conservation and conversion of the original 18th-century fort and associated buildings, refurbishment of the existing hotel and the design of a new hotel block. The project also included the design and construction of the new Palisades restaurant, pool and bar facilities, and a 200-seat conference center completed by ADS. The storefront window and door installations are ongoing, and preparations are being made for the render rock external wall finishes. . Newham Council has issued a Resolution to Grant for a mixed-use scheme we designed on High Street North, Leytonstone.    The site is currently partially occupied by two retail businesses and two residential apartments. The rear of the site presents an opportunity to repurpose underutilised space and increase the number of homes in this prime, well-connected location.     Our design proposal seeks to reconfigure the existing building and add a sympathetic and sustainable extension to provide a further six properties. Our approach followed three core principles:    1) Retention of the primary structure – reusing and reconfiguring the existing building to maintain an active frontage and enable existing businesses to remain in situ 2) Respect neighbouring massing & materials – the rear extension maintains a datum line with the neighbouring terraced housing while the choice of London stock brick and deep red zinc matches the existing building and roof tiles 3) Cohesivity between existing & new – a set-back element is designed to unite the existing building and extension, allowing the redevelopment to be read as a complete street scene   Apartments feature a mix of one-, two- and three-bedroom designs and all are dual aspect. 🏢 Residential-Commercial Building Completion🏢 Successful completion of a residential-commercial building, designed and executed over 4 phases. This project stands out with its unique facade, combining light and dark composite panels that mimic wood, creating a modern and exclusive appearance. Key Features: Phase A: 276 underground parking spaces. Phase B: 3 commercial spaces, 7 business apartments, and 58 residential units. Phase C: 5 commercial spaces, 15 business apartments, and 85 residential units with 36 parking spaces. Phase D: 4 commercial spaces, 7 business apartments, and 78 residential units with 3 surface parking spaces. The building offers 12 commercial spaces, 29 business apartments, 221 residential units, and 315 parking spots. We are delighted to announce that our residential scheme in Mill Hill, LB Barnet has been granted planning permission! The project reimagines a dated, underutilised and incoherent office building through the retention of its structural frame while creating 18 apartments through rearranging the internal space as a combination of one, two and three bedroom dwellings. Mill Hill is known for its suburban feel and Arts and Crafts-style homes. While The Broadway is the main shopping and business hub, this 1960s office block had long felt out of place, particularly with the addition of a clumsy 1980s cladding system. Our retrofit reinvents the building, making better sense of the level change across the site, and tying it in more closely with the local architectural character. After detailed analysis, we developed a design that uses the existing structure and grid, wrapping it in a new cladding system that doesn’t encroach on the street. To break up the overall scale - and long side elevation – we created the impression of three separate volumes through subtle differences in the depth of detailing, the arrangement of balconies and areas of solid and void. Each volume has a slightly different cladding, using a combination of three brick and precast jesmonite types to reflect the range and tone of materials on the high street. Subtle changes in the setbacks and parapet heights further help to de-monumentalise the building into three parts. Eight Incredible Facts About the Construction of Quay Quarter Tower 🧐 1. Designed by 3XN, the multi-award winning building was named Best Tall Building Worldwide in 2023. 2. Originally Built in 1976 as the AMP Centre it was the tallest building in Sydney at the time of its completion. 3. It underwent a major redevelopment from 2018 to 2021 with an entirely new design. Taking its height to 50-stories and 206 metres. It was renamed as Quay Quarter Tower. 4. It’s repurposing retained a significant portion of its beams, columns and slabs, as well as more than 95 per cent of its existing core, resulting in an embodied carbon savings of 12,000 metric tons in structure. 5. Its repurposing increased the capacity of the commercial property at 50 Bridge Street from 4,500 to over 10,000 daily occupants. 6. Its strategically positioned atria enables natural daylight into 2000sq m floor plates, improving energy efficiency in the interior. Thanks to these and other carbon-reducing features, it has achieved a 6-Star Green Star rating. 7. The tower has an innovative and distinctive design and is made of five stacked shifting volumes, each containing ‘vertical villages’ with exceptional views from each. 8. The tower culminates in a podium topped by a rooftop gardenspace covered with a sculptural trellis designed by Olafur Eliasson.

A retrofit and extension we designed at Aylmer House, Harlow has been recommended for approval, subject to a S106 Agreement. Our newly approved design will see the height of Aylmer House increase by two storeys and the building’s second and third floors converted from commercial to residential. This will enable the creation of 29 one, two and three bedroom apartments as well as the retention of the existing ground floor public house. Our design approach sought to re-use as much of the building’s original structure as possible, while increasing the height to help meet the need for new homes in Harlow. Taking cues from the street scene, our design introduces: - A contemporary, sawtooth roof as a distinctive visual feature - Materials and a colour palette to create a positive connection with neighbouring buildings - Green roof to enable a 100% biodiversity net gain This “modern design methodology” was “welcomed and supported” within the planning officer’s report, which also states: “the proposed development is considered to significantly improve the appearance of the existing building through the use of contemporary architectural design and materials. The residential complex we designed is under construction in North-East Melbourne! This double-storey 10-unit complex comprises of ten, four-bedroom townhouses. Designed with a lower basement level comprising of 10 garage spaces and storage for each dwelling. ☀️This development was designed with a focus on maximising available views and nature light. 👥 In the design we incorporated more space than other developments in the area, allowing for a pedestrian street between the units. This creates a more liveable space, with room for greenery and plants and to go on a stroll through. 🌿 The landscaping softens the hard surfaces, creating a peaceful environment bathed in natural light, while increasing the perceived distance between the residences opposite each other.
