Bayside Council is currently exhibiting a planning proposal for land at Mascot. The planning proposal is seeking feedback on proposed amendments to the Bayside Local Environmental Plan 2021 for 263,273 and 273A Coward Street, Mascot for multilevel warehouses at 263, 273 and 273A Coward Street, Mascot. These amendments include: (a) Increasing the Floor Space Ratio (FSR) development standard from 1.2:1 to 2:1, (b) Removing Additional Permitted Use (APU) 14 from Schedule 1 of the LEP, which allows an FSR of 1.5:1 if the uses relate to the operation of Sydney Airport, and (c) Inserting an APU that allows ‘office premises’ (to a maximum of 5% of total floor space), and ‘restaurants and/or café’ uses (food or drink premises). For me, the Peak District is characterised by its thousands of miles of dry stone walls which vary in colour depending on whether they're in an area of brown gritstone (sandstone) or light grey limestone - the limestone is my favourite for walling but the gritstones make wonderful millstones which are still used decoratively around the region. Whenever I visited I marvel at the number of man hours that have gone into building and maintaining these walls, not to mention the sweat, blood and sore muscles. It's as much about the social history as it is about the aesthetics. When I picture the Peak District it's usually of stark, open, rugged moorland, but much of the area is rolling hills of lush pasture in small fields, dotted with farmsteads, livestock and woodland, and garlanded with wobbly roads, tracks and footpaths. We visited this area at the weekend for a bike ride with friends along the Tissington Trail which follows the old railway line running north from Ashbourne to Hurdlow. It's a lovely route - very quiet, great views and a few good stopping off points. My advice is to start at the Ashbourne end (car park at Mapleton Lane) as it's uphill from here, not much of a gradient but it's definitely easier to do the return journey downhill. https://lnkd.in/eFB2b69w #tissingtontrail #bikerides #peakdistrict #landscapecharacter #landscapearchitect #gardendesign

📣Preserving History at Charlecote Park📣 We are excited to share a recent project at Charlecote Park in Warwickshire, a stunning Grade II* listed estate . The project involved the restoration of the Boudoir Gate, a key element of the formal garden designed by John Gibson. The Boudoir Gate, originally designed to provide access to a private garden, had fallen into disrepair. To ensure its continued historical significance and functionality, a collaborative effort was needed. Our Specialist Crafts Team at Attingham Park led the project; Building Supervisor Andy Denham spearheaded logistics and materials procurement, Joiner Christian Rousel oversaw workshop production and installation, while Apprentice Josh Bobbett gained valuable experience assisting and learning new techniques. Innovation and Sustainability: A Winning Combination The existing gate was beyond repair, but its components served as templates for an accurate replica. Notably, the team used Accoya, a sustainable wood known for its durability - a new material for the team, requiring innovative production methods. The restored Boudoir Gate is once again a focal point of the wall, accessible to the donor family, and enhancing the overall beauty of the area. Our team has recently produced a Historic Building Appraisal for this beautiful oast house with attached stowage attesting to the development of the hop industry. This trade originated in Kent and Sussex as early as the late 14th or 15th century, before later expanding into Herefordshire . Specifically, the hops were dried on a floor made up of horse-hair cloth which was facilitated by regular turning for approximately 11 hours by agricultural labourers using special shovels. The conical roof no longer survives, but this would have contained a cowl above for venting out moist air. These crops were central to the production of beer, with the hops harvested in September and dried during the winter in hop kilns which were recommended as early as 1574 due to the inefficiency of natural hop drying. Most of these structures have since been converted into residential use, following the decline of the industry by the late 20th century. #listedbuilding #heritageconsultant #planning #archaeology #heritage #planning #design #listedbuildingsuk #history
