Culver’s under construction on new West Carrollton restaurant JANUARY 21, 2025 – West Carrollton’s new River District development took a big step forward last week following the successful closing on an acquisition by a Culver’s franchisee of an approximately 1.25-acre parcel of land at the corner of E. Dixie Drive and Manchester Blvd., just west of I-75 at the gateway into West Carrollton. Construction of the new Culver’s restaurant is now underway and its IL-based operator, MD Restaurant Group, plans to open this spring. Improvements in the infrastructure necessary to support the new development are well underway. The city of West Carrollton’s website states the River District will feature dining and retail options, along with apartments, condominiums, and a hotel. The city is also planning a Whitewater Park that will offer kayaking, river surfing, a lazy river feature, and more. A second phase is planned to include infrastructure work on the opposite side of E. Dixie/Central Ave. along the Great Miami River. Eventual plans call for about 10 buildings on the south side of Dixie, plus housing on the north side. Scott Saddlemire and David Sheehy of Cincinnati, OH-based OnSite Retail Group represented Culver’s in the transaction.

A strong Q2 in #Wales for take up of #industrial units over 50,000 sq ft. Increased headline rents being achieved for #new units at St Modwen Park #Newport. Positive to see owner occupier demand continuing to play a significant part in these figures. Shame it is the same old message about lack of Grade A availability and the widening gap between prime and secondary stock. There are #developers actively trying to progress with schemes but facing too many planning hurdles. This property was secured by Martin & Sarah as a 7 bedroom HMO except it didn’t have the correct planning and contravened the HMO licence as 2 of the rooms were below the minimum size allowed. As it was an occupied property works were carried out in phases as follows: Phase 1 – reconfigure the top floor from 1 large ensuite bedroom and 2 undersized rooms to 2 double ensuite rooms and a large store room Phase 2 – apply for planning as a 12 person HMO so that the store room created in phase 1 could be used as a single bedroom Phase 3 – refurbish the 2 kitchens, living room, dining room and staircases to encourage the tenants to look after the property better Phase 4 – construct a cloakroom to enable an additional letting room Phase 5 – convert the unused dining room into an 8th bedroom Phase 6 (planned) – refurbish one of the shared bathrooms and split it so that the adjacent bedroom can have an ensuite bathroom There’s been several refinances as the value has been increased so now Martin and Sarah have none of their own money left in the deal. #propertyinvesting #investment #refurbishment #ukproperty #propertyinvestment #propertyinvestor #propertyinvestors #propertydevelopment

ISO Recommendations: I'm starting to go up to Vegas about once a month and I need some recommendations! Here's what I'm looking for: 1. Best pizza <<yes, this is top of the list. Happy to use review sites, but people I know also have excellent recommendations. I'd rather try yours. Would expand and take any local restaurant recommendations really. 2. What part of town to stay in? I'm here for business, get me away from the strip. Stayed there last month, was a little too hard to get around. 3. Where are the central business districts? In Phoenix we have Camelback Corridor, Downtown Phoenix, and several others. Are there similar zones in Vegas? 4. Major construction projects underway or coming up? I know of a few, but would love any help hunting down the rest.

End of another productive day! Bernadette finished laying the dining area floors and is working around the fireplace into the kitchen for the island. I’ve painted the architrave and ceiling with two coats, and the mist coat on the newly plastered wall is ready for blue paint tomorrow.
