The 3 biggest problems I see with GP’s (& how you can fix them in 90 days) 1) Analysis Paralysis 2) Relationships 3) Experience How to fix them into your superpower: 1) Pick the ASSET you invest in first, then... - Pick the 1-2 markets you will invest in - Most people pick a familiar market - Don't overcomplicate, just start (All fears are solved with the right partner) 2) Partner with likeminded investors: - Do NOT work w/ people with your skillset - DO work w/ people w/ likeminded values (Most partnerships split due to values) 3) Focus on creating the MOST value: - Are you an accountant? Learn underwriting. - In construction? Lead the value-add work. - Have no skills? Find deals & the people. (Mastering a skill is really hard, just pick 1) It's not rocket science, it's real estate. GP's? I agree in sticking to familiar markets. Whatever the investment is, it's always best to start something you know but most importantly something you UNDERSTAND.

Just start = excellent advice, Cole With certain things, you have to jump straight in. You can't "listen to podcasts" your way to a perfect property.

Well said Cole Baker. the key is to get started and not overcomplicate things. Real estate is not complicated, but it does take dedication, consistency, and hard work. Just dig in.
