Multifamily remains one of the most resilient sectors. I just got of with a SE focused MF owner with ~10,000 units. Here is what they shared: - they have no floating rate debt - assumable, low interest rate loans is very attractive - on a recent asset sale, they had 25+ bidders including many of the largest players in the space - there is more capital than good deals… And here is one of the most important point (especially for GP’s that raise $ deal by deal) - the buyers with a ability to perform get the most access and have a higher potential of being selected - this means deal by deal may make you less competitive
