Over the past 6 months we've seen a shift away from a focus on optimizing occupancy and downsizing real estate, to that of changing employee behavior and reducing costs. I'll need to dig deep into the data to understand more about what is driving this, but intuitively it feels like a greater focus on formalizing ways of working and an acceptance that 'we are where we are'. Still plenty of residual challenges for those in real estate, workplace and FM as we expect to see large number of leases expiring in the next two years, which seems to be the main catalyst for decision making. #hybridworking #officedesign #cre

I've been saying for some time that the conversation around work needs to move away from where to work, towards just work. Our energy should be focused on doing great work to create great companies. We shouldn't get bogged down on where that work happens. Today's office is now part of a much larger workplace ecosystem and people want the choice to work in spaces that offer great experiences. With 2023 behind us, it’s time to unpack the patterns we saw in the workplace last year, so we can start designing the office for the future. The workplace is evolving - and we think it's just getting started. Recognizing trends in capacity and space usage allows workplace leaders to plan ahead, so they can reduce costs and save resources. 💸 For example: There are annual recurring trends in Q4. Globally each year we see a decrease in capacity usage around the holidays. Knowing this, you might consider ways to decrease investments this time of year by: 💠Narrowing down which spaces have historically shown decreased capacity usage. 💠Working with department leaders to create a plan that indicates which teams will be in the office for that period of time. 💠Coordinating with operations and workplace experience leaders to deactivate spaces that will not be in use. By planning ahead you can reduce spending associated with cleaning, energy, food, and other costs. Understanding employee behavior will help you better prepare your office, and gives you an opportunity to anticipate employee needs. I've been thinking lately about the evolution of flexible workplace solutions and what does that look like in 3 years or even 10 years from now. We have witnessed this cultural and structural shift toward work and what that means in the future of work. And there is no perfect solution as companies and employees are unique in their right. What is dynamic and special to every company brand and culture is how they operate, make decisions, collaborate, and execute on their respective functions. But as we have transitioned from the pandemic, work is not about the place, but rather the "how" we work in the future. Its about connection and how we elevate that experience we all desire and strive for. The future of work is not mandates. Its not even about the office anymore. Why is that? As human beings we have evolved and change is constant. Its not where we work but how we work. Through advancements in technology there are new ways to grow, collaborate and be together. And many companies have utilized technology in a manner to elevate their employees personal growth while strengthening their corporate identity and brand. Elevating the workplace experience is all about flexible workplace solutions! While there are currently over 7000 flex office locations in the US today, the true impediment toward future growth remains to be the reluctant landlord and office brokers who don't understand the business model. But those landlords who have embraced flex office are being rewarded. Flex is about reactivating buildings and placing companies in a better position to grow today more than ever!! Its an exciting time in the office industry depending on what side of the curve you are on. Building value and sustainability in today's environment can be as simple as offering flexible workplace solutions. Let's do it together!
