The recent "Housing Action Plan for Akron" by the Greater Ohio Policy Center offers a detailed roadmap to spur new development, rehabilitate existing homes, and support all residents. Today’s groundbreaking ceremony at Southpointe Senior Residences marked an exciting milestone in local efforts to increase and enhance the number of affordable housing options available to Greenville’s senior citizens. The new apartment community will feature 90 modern, affordable one- and two bedroom units, strategically located just off the bustling Woodruff Road corridor, all reserved for low- and moderate-income renters over age 55. Preleasing on the units is expected to begin in December 2025. Greenville Housing Fund and Lowcountry Housing Communities collaborated on the project, along with several key partners. “We are so grateful for our partnerships with the Greenville County Redevelopment Authority and the Greenville Housing Authority, which have made this affordable housing development for our lowest-income seniors a reality,” said Bryan Brown, President and CEO of the Greenville Housing Fund. #affordablehousing #yeahthatgreenville #youcangreenvillesc #greenvillehousingfund

🏡 Let's take on Flint! 🏡 I'm happy to share that Chris and myself closed on a new project yesterday. We are starting the journey of rehabbing a lovable 2-bed and 1-bath Cape Cod in Flint, Michigan. With limited maintenance over the years, and recent fire damage, this home stood a good chance of being torn down. If that were to happen, it would leave a large gap in the middle of the block, and would likely go without anything replacing it. We felt compelled to make the move and tackle the job of giving this place another chance at life. Flint is more than just a city; it's a testament to the strength and perseverance of its residents. Despite facing challenges, the community has shown resilience, continuously striving for better days. We had the pleasure of meeting the surrounding neighbors today and it was awesome. Some really great people that take pride in their homes and care about those around them. In my career with Gillespie Group, we're dedicated to making a positive impact, not just in the business world, but also in the communities we serve. The Stadium District in downtown Lansing is the perfect example of revitalizing a great place to live, work, and play. This aligns perfectly with my personal values, as I believe in the power of grit and determination to drive meaningful change. Grit is one of our core values at Gillespie Group, and it's something I embody in my daily life. It's about having the perseverance and passion to see your work through to the bigger picture, even when the challenges are stacked against you. For years, 827 East Chase Street was more than just a vacant rowhouse—it was abandoned, with a collapsed roof and crumbling walls. Like many homes in Johnston Square and across Baltimore, its deterioration impacted the entire block. Blighted homes don’t exist in isolation. Nearby residents face leaks, infestations, health hazards, and declining property values, often losing generational wealth through no fault of their own. Over time, this creates a cycle of abandonment that undermines the health of entire neighborhoods. Fast forward to today: after months of work, 827 East Chase Street is completely restored—one of three homes we’ve revitalized on this block and one of 35 across East Baltimore since Fall 2023. Soon, it will become a new homeowner's foundation for opportunity, while the block's 15 other residents benefit from increased safety, stability, and value. Sharing a letter from the Terwilliger Center's Advisory Committee at Bipartisan Policy Center urging swift passage of the Yes in My Backyard (YIMBY) Act. #YIMBY would require U.S. Department of Housing and Urban Development Community Development Block Grant recipients to report on any efforts within their respective jurisdictions to reform zoning and land use policies to support additional #affordablehousing supply. Examples of pro-housing efforts include: enacting high-density single-family and multifamily zoning, allowing manufactured homes in areas zoned primarily for single-family residential homes, reducing minimum lot sizes, streamlining or shortening permitting processes and timelines, and eliminating or reducing off-street parking requirements. Regulatory policies too often delay or prevent the construction of new affordable homes and impede economic development. #YIMBY aims to encourage local communities to reduce these regulatory barriers and take steps to address our nation’s severe shortage of affordable homes. TM Associates, in partnership with Green Street Housing and Interfaith Housing Alliance, is pleased to announce the successful closing of financing for the acquisition and rehabilitation of The Point at Smithsburg located in Smithsburg, MD. Originally built in 1986, this rehabilitation will include expanding to 40 residences, energy efficiency upgrades, comprehensive interior renovations, and a community center expansion. These upgrades aim to create quality, cost-effective homes and foster a sustainable living environment while providing affordable housing options for those with low income in Washington County. This $18.5 million redevelopment is supported by 9% Low-Income Housing Tax Credits (LIHTC) from the Maryland Department of Housing and Community Development (DHCD). Other key financial partners include CREA, LLC, Boston Capital, Locus, and CFBank. This initiative reflects Green Street Housing and TM Associates' dedication to developing sustainable communities that improve lives and deliver high-quality experiences for both our residents and partners.
