I remember back 5 years ago i used to work under a big brokerage as an abn contract mortgage broker. Before i ran solo. They had me servicing a patch from South sydney down to #Kiama. 110km drive. Some of the time clients would book 7pm appointments. I wouldnt get home till 9pm+ sometimes. Or id drive the whole way to #Dapto and the client wouldnt show for the appointment. Or id see the notes and know there is no chance in hell that client will be able to do anything but the big brand forced me to still go and waste my petrol and time. Or id have to do all that and get a 200k to 300k loan and after splits and costs im getting circa 500+ up front after all costs and another 15+ hours work. So im making only 15 to 20 dollars an hour max. Ever since then i have never and will never drive to see clients. I operate on the phone and video conference. My commute is 5 metres down the hallway to my home office. Sometimes i get traffic and i stop for 2 seconds to scratch as the dog gets in the way. Its how i like it. I get more sleep this way as well. No commute. The quality of the clients hasnt declined. Its actually gone up. Setting boundaries and asking clients to respect them is a great way to filter out the good from the bad clients. I cant do the volume that i do and be wasting 3+ hours a day driving around. #playerlife #homeoffice #workfromhome

If you have one month of vacancy and have to pay a mortgage payment on that property, that's the equivalent of an entire year of management fees typically. So if a property manager can decrease their vacancies and increase the rent amount, their property management services are essentially free. You have to help them see how it would be stupid for them not to be using a property manager. Without you, they'll likely be losing more money and time having to deal with legal issues, maintenance, rent collection, and more. This is how to close more property management deals.
