Even on housing units above new Convention Center expected to be delivered in 4 years. 🏢 Austin convention center is coming down following SXSW '25 to rebuild a new underground center twice the size 💪 ... Plans until recently included a P3 tower along Ceasar Chavez St to house a hotel or condos but... Just made public, a study shows market currently might not support additional housing units and.... Austin's current P3 Hilton convention center hotels agreement prevents city from being involved in another hotel till 2034 and... Apparently a P3 office Tower was a non-starter in the #WFH world we are in. 👎 The foundation supports for even a future tower have been determined to cost a budget busting $20M and revising plans could delay project so not moving forward. So no future tower option will be possible and no word on what will replace it in the final design. 🏗 This whole project feels rushed with not even a rendering made public but demolition starting T-minus 5 months. 💣 Anyone worried headwinds from no convention center business for 4 years is the last thing we need for a downtown recovery that is already not showing best signs of pre-Covid life?

It's now or never, folks! "The first phase would include 1,500 #residential units, 500 #hotel rooms, a new home for The Woodson African American Museum of Florida, 100,000 square feet of #entertainment space and 60,000 square feet of #conference, #ballroom and #meeting space. It does not give a timeline for construction on that phase. Three more phases, including more #homes, hotel rooms, #offices and conference #space, would follow over the next 25 years."

Appeal Decision Alert: Havering LBC, London Plan, affordable housing, sustainable travel, design and placemaking. It was a pleasure to lead a great team bringing forward the final piece of the puzzle for the comprehensive redevelopment of Harold Wood hospital. The site was allocated and formulated as part of a masterplan in 2008. So imagine the need to argue over issues that should never have been an issue 16 years later, including. - Outlook, aspect, light and its impact on resultant living conditions, including daylight and sunlight; - layout, access, amenity and play space provision; - adequacy of pedestrian and cycle link connections; - overall housing mix with respect to market and affordable housing. The Inspector found - Whilst there may be some 'technical shorfalls' they are minor in nature. VIDEO 5: Option 3 expands the footprint of the shopping centre into the public realm, and in turn the road moves further into Arthur's Quay Park, reducing the area of public realm by circa 40%. An enhanced connection between the park and the Shannon is mentioned with little illustration - I would see this as a key part of any waterfront project - Limerick has many vantage points to enjoy looking at the river. Not so many points to actively engage with it. Option 3 holds on to the demolition of Sarsfield House and now adds the demolition of the Tourist Office to create a linear park - incorporating the Potato Market Car Park into the proposal for a waterfront linear park is another missed opportunity, and a more appropriate one than the demolition of Sarsfield House. Successful linear parks are sequences of spaces created by contraction and expansion of space. Retaining Sarsfield House and the Tourist Office sets up this experience of contraction and expansion, and is a lost opportunity for the Tourist Office to become an activated pavilion in a park, rather than a gateway on a main road. I would fear that Option 3 presents a number of dangerous precedents - handing over the citizens public realm to private enterprise with little given in return to the citizens; the demolition of buildings that have been neglected for years, rather than a new and more appropriate function sought and refurbished to accommodate.

Stephen Harper, handed over Downsview Park and adjoining lands to Canada Lands Company who disfigured the park along Keele street building ugly condominiums/commercial spaces, then, a huge acreage inside to more numerous bird-cage condominium buildings, also, they squared off a huge portion for temporary entertainment stages, preventing us Downsview Community and other Park Visitors accessing the mound and parking, when there is any event taking place. No consideration was taken that the big splash that Canada Lands Company makes about encouraging bio-diversity in the remaining parkland, with a mini-forest, growing wild grasses instead of flowers, is all a hoax when the corporation is only interested in slowly (bit by bit) sucking up all of these grounds to their only interest - daily revenue to their bottom, line. Don't know if Harper gets a portion of that profit. But it seems Canada Lands Company has enamoured Doug Ford, Olivia Chow and City Councillor Pasternak, who are all so happy to appear in photo ops of this corporation, when they announce more and more of the land being built for their own ends. The hoax is the temporary entertainment clearing allows for ear splitting reverberations throughout the parklands when any event is taking place (because so far all these events have used big band speaker music that a building nearby echos the sound, making us visitors feel there is an earthquake happening). Imagine if we humans cannot bear the sounds vibrating the ground, what do you think the small animals in the forest are feeling? They will soon disappear if these concerts will be an ongoing disturbance. What biodiversity is that? (The neighbouring apartment units on the surrounding streets also vibrate with these sounds and way beyond bedtimes.) Now why is the Premier, the Mayor and the City Councillor then, not thinking of these issues. Why are these officials so "unaware"? Unaware, or, just don't care? Take a look at this: if they build this up, they need space for ticket-holders, so will the mound (like they do now when there is an event) too become part of the entertainment centre and here we go again - yet another big portion of the park is sucked up for revenue by Canada Lands Company. When/where is it going to end? Canada Lands Company operates all these land grabbing through a sub company that was not even administered as a Crown Corporation by going through the normal channels of passing through Parliament. Even though all these shenanigans were done through Stephen Harper and the Conservatives, Justin Trudeau and the Liberals who could have reversed some of this, and/or forced Canada Lands Company, a Crown Corporation to honour the rules, did nothing. City of London’s Tallest Tower Receives Approval The City of London Corporation’s Planning Applications Sub-Committee has approved plans for what will become the tallest tower in the City of London. Set to rise between the iconic #gherkin and the #leadenhall Building, the 74-storey (309.6m) office skyscraper, known as 1 Undershaft, will redefine the Square Mile’s skyline as the tallest structure in the City Cluster.
