It was a chance encounter when we first met, not once, but twice while they were looking for a new home. How is the market in Castro Valley today? Like, literally today? Yes, as I started last month, when I post these updates they will talk about the market from the date of last month's updates until the day posted - TODAY! - and I will speak to the 7 and 90 day averages so you can get the full picture in even more detail! The median sales price for Castro Valley has is where it was last month raising by less than $6,000 to $1,289,000. If last month's was a wash, this one has been dry-cleaned. Median days on market took a held steady for the 7-Day Average at 11 days on market, and the 90-Day Average falling right off a cliff down to 16 days. The Market Action dropped, but only from 75, so that change is minuscule and we can see that buyers in Castro Valley have to act quickly (not as quickly as some of the others I am posting today, but we'll get there shortly) to purchase in CV. That all means that if you are selling in Castro Valley, you won't be on the market long, and buyers need someone that can guide them with knowledgeable advice about the market.
