Despite the heat wave, the CORE Builders Pacific Motor Inn team remains cool, calm, and collected. Over the past five months, our team, in collaboration with PATH VENTURES and Super Sub Dome Construction, has been transforming the old Pacific Motor Inn Motel into over 70 transitional housing units in downtown San Jose. Renovating a structure built in the 1960s is no small feat, but our team has been expertly addressing challenges and achieving remarkable results. Our team was privileged to join Terrene Searle CPA and Angus Booth from Tetris Capital for a guided tour of the Prahran Ground Lease Model (GLM) project, delivered in partnership with Homes Victoria. The project is being delivered by the Building Communities Consortium led by Tetris Capital, Icon Kajima and Community Housing (Vic) Limited. We were impressed by the quality and diversity of dwellings on offer, comprising 434 dwellings including townhouses and apartments catering to several markets i.e. social housing, affordable homes and market rentals and Specialist Disability Accommodation (SDA) dwellings. Under the GLM, public land is leased to not-for-profit Project Co who finance, design, construct and manage the sites for 40 years, before handing all dwellings back to Homes Victoria. At the end of the lease, the land and all dwellings will come under the management of Homes Victoria. An exciting project! Well done to everyone involved. We are looking forward to seeing more. Jeanette White of the N.C. Department of Transportation (NCDOT) updated the Sylva Rotary Club on the R-5600 project to reconfigure N.C. 107 through Sylva's commercial corridor. The $155 million, 2.6-mile project aims to improve safety and traffic flow by implementing a right-in, right-out configuration and adding several walls to minimize business impact. Construction, starting in late 2025 and lasting about four years, could be shortened by working during low-traffic daylight hours. The project will modernize stormwater management and incorporate a green wave traffic system. Despite community concerns, efforts have been made to reduce business disruptions, with 40 businesses impacted. The project also includes refurbishing existing bridges, managing utilities, and potentially adding a detour near Smoky Mountain High School to expedite construction. #NorthCarolina #TrafficSafety #Bridges #Projects
