Have you heard about Culdesac Tempe? It’s a car-free rental apartment community in Tempe, AZ with 700+ homes, local businesses, shared courtyards, and common amenities. While it’s being positioned as the first of its kind in the US, I’m confident it won’t be the last.   Like the European cluster apartment concept I shared a few weeks ago, Culdesac Tempe won’t appeal to everyone and has its fair share of critics. Some of that, at least, is because it represents a shift from the cultural norm—exactly why I think it’s interesting and a much-needed alternative in the future, which is going to be anything but normal.   But as Scott Higgins and I always say, to get to something different, you need a different process, one that’s high on collaboration and experimentation.   Culdesac Tempe proves our point.   According to architect Dan Parolek who worked on the project, “one of the critical ingredients in Culdesac’s success has been its coordination with the Tempe planning department, which was willing to bend rules and requirements to accommodate the unusual project.”   While the jury is still out on the long-term success of the project, we’re always excited to see people willing to try something new.   What do you think? #citybuilding #urbandesign #urbandevelopment #urbanplanning #architecture #realestatedevelopment #changeisgood #joyfulcities #joyexperiments   https://lnkd.in/efxhTe33

The FIFTH post in my "32 days of Case Studies in Retrofitting Suburbia" project, undertaken in the weeks leading up to my keynote in March at ULI Australia's National Conference: Case Study II.5: Parkmerced, San Francisco, CA, USA Parkmerced is an extremely ambitious retrofit of one of the largest apartment complexes in the US. Promoted as “suburban living only minutes from Downtown,” it was designed on 152 acres in the 1940s by architect Leonard Schultze and landscape architect Thomas D. Church). It illustrates numerous strategies; chief among them are densifying development and promoting car-free living; preserving existing affordable housing in a hyper-charged market; reducing greenhouse gas emissions; replenishing groundwater and lake water in a drought-prone region, and doing this with zero impact on existing infrastructure. The project is pledged to provide 100% replacement units for tenants. There is little question that Parkmerced's improvements will enable its eventual 18,000 or more residents to live more resource-efficient lifestyles in a regenerative environment. Incremental implementation of the new infrastructure and buildings with gradual, block-by-block demolitions will be a challenge and hopefully provide useful lessons for all of us to learn from. Development across the Boston area is slowing as high interest rates and inflation make builders more hesitant to start new projects. But when the next wave of development comes, it will notably not take place downtown, in the Seaport or even Back Bay. It’ll be in underutilized stretches of Dorchester and Somerville, and historically industrial tracts of Allston, Charlestown and South Boston.
