Does incorporating social factors into the investment process need to be polarizing? A well-developed and clearly articulated approach for including social factors in real estate investing can be fully aligned with, and drive strong financial performance. Institutional investor benefits may include risk mitigation; value creation; and accountability and compliance. For further insights, check out “What Is the S in ESG? A Guide for Real Estate Investors” recently published our founder Suzanne West and fellow members of the PREA Social Impact Committee. https://lnkd.in/exfE_4YV The report provides specific examples and links to helpful resources for: - Incorporating social factors into the investment management process - Developing a framework for tracking and measuring progress - Understanding how social factors can be addressed at one or more of three different levels: property, firm, and industry There are multiple ways to effectively incorporate social considerations in investment decision making. However, all approaches share some common attributes for effective implementation as detailed in the report along with the following diagram:

This is a timely resource from PENSION REAL ESTATE ASSOCIATION (PREA). Social sustainability is a critical dimension of high quality real estate. It is useful to look back at the origin of GRESB’s health and well-being indicators https://lnkd.in/erh8NzXn There is a lot of overlap with the new resource, along with some differences. One notable difference: Experience with GRESB shows the importance of taking a needs-based approach to prioritizing social interventions. This is equivalent to a dynamic or phase-based materiality framework defining the most relevant actions for a given entity or asset. More broadly, this needs-based approach should be embedded in an iterative improvement cycle - not a point-in-time checklist. These approaches would enhance the PENSION REAL ESTATE ASSOCIATION (PREA) recommendations by providing a rational basis for prioritization and systematic process for execution. Great to see renewed interest in these important issues.
