In the last two decades, Hobart has emerged as the leader in property price growth among Australian capital cities, boasting a remarkable 246% increase in median house prices. 📈 The Australian Bureau of Statistics highlights notable growth in other cities as well: 🔹 Adelaide: 206% 🔹 Brisbane: 178% 🔹 Perth: 175% 🔹 Melbourne: 166% 🔹 Sydney: 158% 🔹 Canberra: 154% 🔹 Darwin: 130%. These figures highlight the strong potential for significant returns on long-term property investments, even amidst occasional market shifts.

The national median property value has increased 11.1%, or about $78,000, to reach a new peak of $780,000. Property prices are currently at record levels in Perth, Brisbane and Adelaide, all of which are recording double-digit annual growth rates. Sydney’s median is 0.8% off the peak reached in 2022, which means it might hit record territory next month. Melbourne is 4.1% off its 2022 peak, Darwin is 5.8% off its 2014 peak, Canberra is 6.0% off its 2022 peak and Hobart is 11.2% off its 2022 peak. People think that state government and councils don’t have an impact on property prices. Look at the below over 4 years. At a capital city level, prices rose: * Adelaide = 64.0% * Brisbane = 63.1% * Perth = 57.3% * Canberra = 37.4% * Hobart = 36.1% * Sydney = 34.7% * Darwin = 25.1% * Melbourne = 17.2% I wonder what made Adelaide/Brisbane so attractive to investors and owner occ’s over the past 4 years and made them run from Melbourne.
