With spring around the corner, buyers, sellers and property professionals are gearing up for a lift in sales and listings activity – though demand may vary across the capitals. Eliza Owen's recent analysis highlights key findings on the upcoming season’s selling conditions: 🌻 Listings blossom: Over the past decade, fresh listings nationally have increased 18.2% between winter and spring and sales have increased 8.3%. Colder regions saw the largest increase in spring time listings, led by ACT (34.7%), Hobart (27.9%) and Adelaide (26.8%). 👨👨👦👦 Higher buyer influx: With an estimated 124,500 sales outpacing 123,000 new listings nationally over the three months to July, CoreLogic data indicates we’re heading into spring with slightly more buyers than sellers. 🏡 Mixed picture by region: Perth and Adelaide sellers are in a strong position, as well as sellers in affordable markets of Brisbane like Beaudesert, with low stock levels and high demand.
