Our criteria includes: Purchase Price: $2- $6M range with a sweet spot of $4-5M At least a 7% cash on cash return. Multi-tenant light industrial Small bay, preferably 2k SF per tenant or less. (No tenant occupies more than 30% of the space.) Built on or after 1980. Minimum office / retail buildout. Not an auto park, no marijuana.” First email almost always gets ignored. Having a detailed criteria and putting the effort into communicating that criteria to the brokerage community will always yield favorable results. The second email is someone I’ve scheduled a call with and will be building a longterm relationship with through out my career. I can assure you they will be top of mind for me when I uncover opportunities within thier criteria.

Q3, 2024- I missed quota for the 1st time ever. Here’s the hard truth for new reps: - Prospect or die. If prospecting goes down, risk to your pipeline goes up. - Busy work is quicksand. The less time spend selling, the greater the risk to your pipeline. - The more pipeline you have, the less you worry about uncontrollable factors pushing/icing a deal. - sales calls/emails have a compound effect. Gotta trust the process and do the daily trench work. - and so much more. At the end of the day, you’re more than just your number But that’s not to say you don’t have a lot of control. Hard work. Smart work. Every day. Every week. Do it and do it until the job gets done. Does dealing with the normal rejection in sales bother you? I learned to deal with rejection in business at an early age. My father had an old line employment agency in New York City. In those days NYC was a factory town with manufacturing plants scattered throughout the five boroughs. Every day at 8AM ,when his office opened ,his eight or ten phones would light up and ring incessantly as customers called in their orders. They needed welders, sheet metal mechanics, tool and die makers, shipping clerks and general helpers. I worked there sometimes during high school vacations. To develop business, I would call factories with this simple pitch: “ Hi, this is Mr. Mark from Active Agency. Can you use any help?” Or this one: “I’m sitting here with an experienced driver with a Class 1(commercial) license who knows the boroughs. Could you use someone like that?” I called from index cards with handwritten notes on companies we’d done business with before. Most of the time my conversations went smoothly but every once in a while I ran into rude, surly people. At first I was shaken up. But as I forced myself to keep dialing - to my great surprise- I eventually acquired a sense of invulnerability and confidence! How do you deal with rejection in sales ? As I was going through photos of Global Excavation show in New Orleans, LA, I saw this and it was something I won't forget. Often times we forget at these shows that we are all PEOPLE! We're so caught up in the grandeur of the exposition center or how we are going to present our product, we neglect the simple act of CONNECTION. 🤝 Daryl Robinson went out of his way to get some coffee ☕ for me and actually asked exactly what I wanted. You are probably thinking " So what it's a cup of coffee", but what you aren't thinking of is "the EXTRA MILE". If someone is willing to do this for you then what else are they willing to do. 🤓 This is only a small act but I firmly believe that if Daryl Robinson Kyle Winters SHANE HART believe you are much more than shake a hand in business. I’ve been quiet the last couple of months as we’ve been in the weeds building the revenue we believed was needed to grow logically. Sometimes you need a reset, and that means getting deep in the weeds. For us that meant Dustin and I getting out and selling ourselves without hiring more sales people. Its meant us revising our production SOPs as we hand off that role to a full time production manager. It’s meant both of us being involved in marketing/finance/policy creation while also being in the field with customers and other business partners. It’s been hard, but it’s worked and the future is bright for the roofing business. We hit a major milestone for us this past week and it might be the first deep breath I’ve taken in the last 6 months. At the same time we’ve been working with another partner on a new business. A synthetic turf company focused on residential applications. Why? We see the need and the opportunity to do great things in an underserved space here in the PNW. Both will work because of what he and I are focused on. - Customer experience in a non-customer focused space - Obsession with production, both doing it the right way and getting as efficient as possible with it - Attention to the details. Understanding the needs and where we fit in the market. It’s Q2 of 2024….. and it’s just the beginning.
