Having hand-washing within reach of the toilet is a fundamental requirement of the Building Regulations (Part M), also a key recommendation in the British Standard (BS 8300-2:2018), for independent public wheelchair accessible toileting facilities. The ability to wash your hands prior to, during, and immediately after using the toilet is important for reasons of hygiene. It helps maintain independence and explains the logic behind why these 2 elements (WC and basin) are found in close proximity to one another within the guidance. However, placing the toilet directly next to the basin is not ideal for dependent (assisted) disabled user situations because space for a carer to assist is needed around both the toilet and the basin. This is why recommendations for assisted use toilets and bathrooms show these two elements further away from one another. What does this mean? Well, in simple terms it means that two separate toileting facilities, with different layouts, will be needed: one for independent disabled users and one for dependent disabled users. Whilst compliance with Building Regulations for public access should always be strictly adhered to, outside of these areas a more pragmatic solution can be offered i.e. a single toilet/bathroom which will accommodate both user groups. This basin can be moved closer to or further away from the toilet, when required, to suit the user profile. Note, also, how the basin's integrated handgrips help to facilitate wheelchair transfer to and from the toilet. If you’re concerned you have a mold problem in your bathroom, there are common signs to check for.bothroom-mold-sml.png 🔸 Visible mold growth: Black spots, patches, or fuzzy growth on surfaces such as walls, ceilings, tile grout, or caulking indicate active mold colonization. 🔸 Musty odors: Damp, musty smells emanating from the bathroom may signal hidden mold growth behind walls, under flooring, or within plumbing fixtures. 🔸 Water stains: Discoloration or water stains on walls, ceilings, or flooring may indicate past or ongoing water intrusion, providing conducive conditions for mold growth. If you notice any of these signs in your bathroom, it’s safest to have it looked at by a professional so that if there is a problem, it can be addressed quickly before it causes significant issues. While it may seem like something you can clean up yourself, mold removal is a complicated task that requires expertise to fully remove mold and prevent further growth in your bathroom. Mold damage can be prevented. Placing a dehumidifier in a room with higher moisture levels can drastically reduce the risk of mold growth. Acting quickly to manage mold spores from spreading further will keep your structure sound and contribute to better respiratory health. While you can prevent mold from growing, once you have mold in your home, it is not something you can take care of yourself. Proper mold removal requires training that professionals have at mold removal companies. Using home cleaning products like bleach could even make mold worse and contribute to mold growth.

With the recent mild weather, have you noticed condensation on your windows? Have you ever wondered why your tenants or residents constantly complain about mold or mildew on their bathroom ceilings? It might be because their bathroom turns into a rainforest during showers. Here's how you battle that with what I like to call Project Wire Bathroom Exhaust Fans to Light Switches. In our portfolio, particularly in the deep, humid Southeast U.S., we've faced this issue frequently. Let me tell you a quick story: A couple of years ago, I went to get my tires rotated. While waiting, a technician walked in, visibly struggling with the humidity. I asked him “Hey man, are you okay? I'm gonna get you water out of the customer's fridge here in the lobby”, which he didn’t decline. He mentioned he had just moved from Arizona and was not accustomed to the humid heat. It wasn't particularly hot to me, but the humidity was clearly affecting him. Similarly, last summer in Utah, I was miserable in the dry heat. This anecdote highlights that regardless of whether it's dry or humid, each has its unique challenges. Humidity can cause issues in any unit, vacant or occupied. Keeping the air moving is crucial to battling moisture. This is why, if you know a unit will be vacant for a while, you should keep the air conditioner running and the air circulating every now and then. But in bathrooms, and this is the third time that we've had to deal with this. Some of our residents in our apartment complex and even in our B&B complained about mold and mildew on bathroom ceilings. Most of the time, it's just surface mold that can be wiped down with Clorox. Sometimes, it requires more intensive measures like oil-based Kilz and painting. In the worst cases, like one we're dealing with now, we've had to replace sheetrock. The issue seems to stem from residents who take hot, steamy showers without running the exhaust fan. For some reason, they don't want to run the fan, perhaps enjoying the steam. This lack of ventilation allows moisture to accumulate, leading to mold and mildew. So we've initiated a project: every time a handyman visits one of our units, they hardwire the bathroom exhaust fan to the light switch. This ensures that the fan runs whenever the light is on, improving ventilation and reducing moisture buildup. This simple solution aims to reduce mold and mildew issues in our properties. Unless, of course, our residents start taking showers in the dark!
