I passed on a deal that on paper had great returns; however, there was an risk with no mitigation possible, and we were at an impasse. Why is risk management so important? The market continues to operate at a level of uncertainty due to: - Unpredictable rates and exit caps - Softening rents - Rising operating expenses I put a higher value on low-risk apartments that are positioned in highly desirable and amenity-rich areas. Buying existing apartments with clear upside is simple: - Existing rent averages are $1,217 - Broker opinion of rent $1,849 (top of market) - My underwritten rent $1,649 (bottom of market) with a 18 month lead time to achieve The biggest operating risk right now is skyrocketing insurance premiums.
