October is the best time of the year because that means it's co-op month! This year's theme, "The Future is Cooperative," is a great reminder that together, we are stronger, and together, we succeed. That has been true since the first cooperative was formed over 250 years ago. While each co-op is its own entity, the connections one builds at the local, regional, national, and even international level strengthens both, and in turn, the whole. What makes the co-op model special is the prioritization of collaboration over competition. By establishing mutually beneficial networks, not only is the co-op itself prosperous, but their individual member-owners thrive. This is a fundamental principle of cooperatives and what makes them the best. As the world becomes more complex and our problems more intertwined, cooperation is the only guaranteed path to solutions. Celebrating what makes cooperatives special is a privilege we embrace everyday. Without our members and their farmer-owners, NCFC would not exist. Every year the coffee industry discusses in depth how to drive more sustainability, equity and inclusion-- all while bringing more value to producers and consumers. Ultimately, the biggest stride towards this is farmer ownership, with a truly South-to-North integration. We've been championing this way of doing business for over 20 years. Here's to hoping that 2024 is the year when more values-oriented companies follow suit! There's a big difference between a farmer-support project and a farmer-ownership model. It's not about donations or 'paying a premium' for the farmer; it's about re-structuring the system from top to bottom. We've been 100% farmer owned since day one, built by farmers for farmers. Each of the five founding cooperatives owns a 20% stake in the entire operation-- with members exercising full autonomy over their farms, the trade dynamic, pricing terms, investments made and dividend allocation. They own Pachamama's roasting facilities, each of the coffeeshops, and every bag as well as cup sold. As a result, they own their destinies and their futures.

For investors, houses in Oatlands yield a 2.0% return at $840 per week, and units offer a 3.5% return at $700 per week.
