A few weeks ago, we gathered at Gensler for our IN Conversation on Commercial Real Estate, the Future of the Workplace, and Downtown. We were joined by a stellar panel including: Helen Garrahy: Director of Asset Management - Legal & General Investment Management America Craig O'Halloran: Studio Leader, Design Manager at Gensler Ronan Keary: First Vice President at CBRE Ruairí M. Barnwell: Principal, Smart Buildings Leader at DLR Group As we transition from the pandemic, the workplace landscape has significantly evolved. Here's a snapshot of key trends and insights shared during the discussion: Work from Home Dynamics: Balancing remote work culture with return-to-office policies varies—some stay fully remote, others adopt hybrid models, and return to 5-day office weeks. Downtown Vitality: Cities like Chicago need office workers to thrive, prompting a push for Class A buildings with amenities that attract employees back. Helen mentions the shift in investment trends: "Over the last 30 years, investments in office, retail, industrial, and residential properties have changed significantly in the last four years." Market Shifts: The past four years have seen unpredictable changes, with a pivot from traditional office investments to industrial and residential sectors. The value of office spaces is declining, and industrial spaces surged during Covid. "Industrial markets flew during Covid, particularly due to online shopping—everything changed," Helen discussed. Real Estate Dynamics: While the commercial real estate market sees a slow decline due to long-term leases, subleasing opportunities are abundant, especially in Chicago. Ronan highlights, "There is 8 million square feet of sublease space in the market of downtown Chicago. If you wanted, there are good deals to find when it comes to subleasing commercial real estate spaces." Future Outlook: Despite short-term uncertainties, the trajectory looks positive with decreased sublease space and reassessed office needs. Educational institutions bring a talent influx, and big businesses like Google moving The Loop signal optimism. "It's exciting to see a lot of big business in Chicago downtown from large businesses to even potential new stadiums. It's optimistic - in Chicago we are on the upward trend," Craig shares. Long-Term Optimism: While political and market risks pose challenges, job growth and consumer activity remain strong, with a hopeful outlook for a rebound by 2025. Helen remains optimistic, "Despite short-term uncertainties, we are seeing good job growth and people are still consuming. Short term is uncertain but 2025 is when it comes back." As we look ahead, the blend of evolving work models and urban vitality fosters a positive trajectory for the future.
