Hi, everybody. It's Craig. Hope you're well. So I'm in Birkenhead on the rural. Just been to see a property, having a chat with the seller, I thought I would do a quick video just to let you know what the property is and what we're going to be doing with it, so. This gentleman, um, he's been in the property for about four years. Sad story really. He bought the property really to convert into two flats for him and his sister, but unfortunately I'm quite soon after he bought it, his sister passed away. So and I think that's. Potentially affected his mental health as well. I walked into the property in sort of mid morning today and. All the curtains closed, blinds closed completely in the dark. He's kind of living as a almost feels like a recluse, really. But the the the he's been hit by COVID in terms of his work as well, so it's kind of been a bit of a double whammy for him anyway. Difficult situation all around. What we're going to try and do is obviously help him as much as we can. So he did have a sale with an estate agent. The reason it fell through was that he needed some money up front, not much, maybe a couple of 1000 lbs. In order to get him started on. The estate agent wasn't prepared to do that for him. So the great thing about what we do is we have more flexibility than a state agent. So the first thing that we can do is is get some money to him. So that he can do the things that he wants to. One of one of his priorities is to get his car back on the road so we can help him with that. And what will then do is the properties in a bit of a mess. The upstairs is great but downstairs is it really needs a lot of work. So we we'll let them make arrangements with him and get his permission to go and improve the property. So it's it's pretty much a buy refurbished refinance type deal. So we'd go in, do the full refurbishments and then we'll have the clients money refinanced and to pull back as much as we can based on what we've paid and what we've spent. So it's a win win because the client gets a really nice property and without having to put too much in long term. The the seller gets the short term funds up front and the price that's acceptable to him. So that's how we try and create the the the win wins. So I hope that's OK.
