New housing projects like Corvidae Co-op and U-Lex Co-op are demonstrating that affordable homeownership in single-family zones is possible. Located near the Mount Baker light rail station, Corvidae Co-op offers 10 units designed for low-income, first-time buyers, with prices starting at $170,000. Meanwhile, U-Lex Co-op is selling units now, with prices ranging from $50,000 to $93,000, aiming to begin construction soon. "We had to break down loads of barriers to get [Corvidae] built, and now the city planners and council have really taken notice," said Leah Martin, architect and cofounder of Allied8 Architecture and Design. "My primary goal was to show the city and the city planners how we can add density to single-family zones and make it affordable, so that single-family zones aren't just for people that earn $300,000 a year." There are a lot of transit projects underway in Toronto, with most headlines focusing on the massive undertaking of the Ontario Line or the scandal-plagued Eglinton LRT. But not to be overlooked, the Finch West LRT is nearly complete and may actually beat out Eglinton to become Toronto's newest transit line. While the development activity seen on Finch has not quite matched the fever pitch along Eglinton, it is still seeing its fair share of new proposals to increase the density along the major transit corridor, reported UrbanToronto.ca. "One such proposal is at 3434 Weston Road, located just south of Finch and the future Emery LRT station. Here, Pinemount Developments Ltd. and Elysium Investments Inc. are proposing two towers of 35 and 39 storeys designed by Icon Architects. 🏗️CENTER CITY GROWTH: Charlotte's urban core has $3.7 billion in new development either under construction or expected to break ground in 2026, according to a new report from Charlotte Center City Partners. - That includes more than 2.2 million square feet of office space, 338,800+ square feet of retail, 1,630+ hotel rooms and 7,110+ apartments. WHY IT MATTERS: This is still considered a "strong pipeline," although the total is down from $4.2 billion in 2024 and $6.9 billion in 2023 because of a development decline. - CCP is also tracking $1.7 billion spent "reimagining" and modernizing Uptown's old buildings - from repurposing empty office towers to renovating the NFL stadium. I was reading about the North Center Apartments project by SPACE Architects on the north side and how they achieved the framing of the rooftop level. Then it dawned on me to ask, is there an existing mixed-use building that has a rooftop on Chicago's far south side (south of 95th Street)? Better yet, are there any existing mixed-use developments on Chicago's far south side period? Maybe someone can correct me on this and maybe I do not know every square-inch of Chicago's far south side as I thought. If not or even if you can name all on one hand, how is that possible? We definitely need to prioritize mixed-use development investments on Chicago's far south side. If this is helping to stabilize commercial corridors on the north side of Chicago, then it can do the same for our struggling commercial corridors on Chicago's far south side. And I am not just talking about just doing one project but multiple projects to build much needed density, especially for residents who are currently getting gentrified out of their neighborhoods. #InvestFarSouth #BCBI https://lnkd.in/gwhZaHMb
